Main responsibilities:
1, responsible for real estate administration such as property rights and property rights registration; Responsible for the planning and design of regional real estate market construction; Responsible for the supervision and inspection of real estate transaction management and the coordination of working relationship; Responsible for the management of real estate transfer, mortgage, commercial housing sales (pre-sale), housing replacement, housing use right transfer, housing lease and intermediary in the whole region.
2, responsible for commercial housing sales (pre-sale) management and commercial housing pre-sale contract filing; Participate in real estate price approval; To supervise the maintenance fund work of xx parts and xx facilities of the house; Assist the city housing provident fund management center to do related work.
3, responsible for the formulation and implementation of housing reform programs and policies in the region, approval of public housing sales, housing monetary subsidies and other business, inspection and guidance of the implementation of the system unit housing reform program in the region; Participate in organizing the implementation of the annual plan for the construction of regional affordable housing; Responsible for the implementation and management of regional affordable housing supply, low-rent housing and other related policies. 4. Comprehensively coordinate the informatization construction of real estate system; Organize the development, utilization and management of information resources to realize the effective sharing of information resources. Responsible for global real estate statistics summary.
(2) Housing Management Division II (development and property management, directly managed public housing management, laws and regulations, science and technology, etc. )
Main functions:
1, study and formulate medium and long-term plans for regional housing construction and real estate development; Organize the implementation and comprehensive acceptance of regional housing construction, housing industrialization and affordable housing development projects; Responsible for the industry management of regional residential and real estate development, and review the qualifications of development enterprises.
2. Responsible for property management in the whole region, organize the implementation of property management bidding, review the qualifications of property management enterprises, confirm the scope of property management projects, and implement the annual inspection report of property management enterprises; Manage property management fees in conjunction with the price department; Assess and evaluate the property management enterprises and excellent property management residential quarters in the whole region; Responsible for the management of adjoining houses of different natures; Responsible for the registration and confirmation of the owners' committee, and check and assess the service level of property management enterprises.
3, responsible for the local public housing administration; Organize the implementation of regional public housing lease, repair, transformation, improvement, flood control and typhoon prevention; Manage the qualification of repair and construction enterprises in the whole region; Responsible for the asset management of public houses in directly affiliated areas, including the transfer, sale, exchange and purchase of directly affiliated properties; Responsible for the construction, distribution and management of regional low-rent housing.
