5. Check the exterior wall, interior wall and floor of the house for any problems. If any problems are found, report to the developer and ask him to fix them as soon as possible.
6. Sign the house delivery and house acceptance record. When signing the filing form with the developer, be sure to record the situation truthfully. For example, if it cannot be confirmed or unclear, the words "temporarily unclear" and "unidentified" can be indicated. If problems are found, record them truthfully and ask the developer to deal with them within a time limit. What should I pay attention to when accepting new houses?
1, look at the wall.
I don't know when it started, but looking at the wall turned out to be the primary problem of house acceptance. In fact, even houses built in the 1980s are not as fragile as they are now. I have seen the worst house, and I found that the windows were leaking on rainy days. Only after asking did I know that the walls under all the windows in the whole building had water seepage. When the typhoon comes, it is even more frightening. It's terrible. So it's best to check this before delivery and the day after heavy rain. At this time, if there are problems with the wall, it is almost inevitable. In addition to water seepage, there is another problem, that is, whether the wall is cracked. A friend once reported that there was a door crack in his house. Later, he asked the developer, only to know that it was the elevator cargo port left during construction. Later, when I closed the door, I handled it carelessly, leaving a future trouble.
2. Check the water and electricity.
The first thing is to check whether the water and electricity in the house are connected. Of course, for some advanced decoration, most of the water and electricity are replaced later, so sometimes these contents are not critical, but if you are not going to replace the water and electricity, then these things must be carefully checked and accepted. Wire inspection, in addition to seeing whether it is electrified, mainly depends on whether the wire meets the national standard quality. Then there is whether the cross-sectional area of the conductor meets the requirements. Generally speaking, there should be no less than two wires at home. 5 square meters, the air conditioning line should reach 4 square meters, otherwise it is easy to overheat and soften when using air conditioning.
3. Check waterproof.
Waterproofing here refers to the waterproofing of kitchens and bathrooms. Of course, some of the houses currently delivered have been declared in advance to be waterproof and need to be renovated. If it is waterproof when it is delivered, then we need to verify whether it is waterproof. If you don't try it before the renovation, then if you find water leakage after the renovation, then the maintenance project will be big. You have to tear down the newly decorated floor to make a new waterproof layer. The waterproof acceptance method is: use cement mortar as the bottom beam to block the toilet door, then cover the sewage outlet and water outlet with plastic bags, then wrap it up, and then drain the water in the toilet, with a shallow depth (about 2 cm high). Then I made an appointment with the owner downstairs to check the smallpox in his toilet 24 hours later.
4. Check the pipeline.
The pipes mentioned here refer to drainage and sewage pipes. Especially seven is the balcony and other sewage outlets. At the time of acceptance, take a water container in advance and then pour the water into the sewage outlet. See if the water flows smoothly. Why do you accept this? Because in the process of construction, some workers often "steal" this job when cleaning. Pour some cement residue into the drain pipe and drain it away. If the cement is sticky, it will block at the elbow, which will make drainage difficult. There is another situation, but it has nothing to do with acceptance. That is to see if there is a water storage and odor-resistant elbow in the sewer pipe. According to experience, if there is no water storage and odor-resistant elbow in the sewage pipe, the overall quality of the house will be scored 12. Why do sewage pipes need this kind of elbow? Because the elbow will store water, so the odor coming out of the lower pipeline will be blocked under this layer. If there is no elbow, the drain pipes in laundry rooms and toilets will give off a smell. Perhaps some developers will think that floor drain deodorization is enough. Engineering practice has proved that deodorizing floor drain is far from meeting the actual needs. It is precisely because of this small place that it can best reflect the construction quality of builders.
5. Check the horizon.
In fact, it is difficult for ordinary users to accept this. Checking the horizontal line is to measure the horizontal error between the indoor floor farthest from the door and the floor inside the door. Examining this point can often reflect the construction quality of developers. Because as the owner, it is impossible to accept the main structure. Then the quality can only be seen from these details. If you don't bother, the measurement method is simple. Go to the hardware store to buy a small transparent water pipe, about 20 meters long, and then fill it with water. Draw a sign at the entrance of 0.5m or 1m above the ground. Then adjust the water level of the water pipe to this marked height and find someone to fix it in this position. Then move the other end of the water pipe to the room farthest from the door. Then look at the height of the water pipe over there and make a sign. Then measure the height of this sign from the ground with a ruler. These two height differences are the elevation difference of the house. You can also measure the level difference of the whole house by analogy in this way. Generally speaking, if the difference is about 2 cm, it is normal, and 3 cm is acceptable. If it goes beyond this range, you should pay attention. I have seen the worst horizontal difference of 7 cm, and I feel that I have made a mistake after measuring it.
6. Check that the floor is very high.
If your contract has this clause. Then you should measure the height of the building. The method is simple. Measure this ruler along the inner corners of two walls. You should measure many places in the room. Generally speaking, about 2.65 meters is an acceptable range. If the house is less than 2.6 meters, then the house should be considered. This kind of house will make you have to live in a depressed environment in the future. For developers, it is a very effective way to save costs. 1) reduce the total load, which can save the cost of the foundation part. 2) Although it only reduces about 10 cm, on the whole, it saves a lot of costs, especially for residential areas developed in pieces. 3) Under a certain height, more floors can be built by lowering the height.
7. Check the doors and windows.
Here, the acceptance window is the main window. The key point of acceptance is the sealing performance of windows and balcony doors. The most troublesome thing about window seal acceptance is that it can only be tested in rainy days. But it can generally be confirmed by checking whether the sealing strip is complete and firm. The balcony door generally depends on the level difference between the inside and outside of the balcony door. I have seen a situation where the elevation of the balcony is actually the same as that of the room, so it is difficult to avoid the problem of rainwater infiltration in rainy days.
