Classification of property and equipment

The property equipment in a property is usually set up according to the requirements of the owner or user and the purposes of different properties, so that properties with different uses are equipped with different equipment. The equipment system of general houses usually includes water, electricity, gas, sanitation, elevators and other equipment, while modern comprehensive office buildings also need computers, telephones, air conditioners, automatic alarms and other equipment.

1. Water supply and drainage equipment system

Water supply and drainage equipment system is the general name of all kinds of cold water, hot water, boiled water supply and sewage discharge engineering facilities in the internal auxiliary equipment of property buildings. It includes:

(1) Property water supply equipment This refers to the part of property equipment that provides water artificially to create suitable working or living conditions. General bungalows and multi-storey buildings are supplied with water by urban water supply network, while high-rise buildings need secondary water supply. From the whole water supply link, it can be divided into several parts, such as water inlet pipe, water meter node (water meter, gate, etc. ), piping system, water supply fittings (gate valves, faucets, etc. ), booster and water storage equipment (water tank, water pump), etc. From the use point of view, property water supply equipment can be basically divided into three types: domestic water equipment, production water equipment and fire water equipment. It is worth reminding that production water and fire water require higher water quantity and pressure, some production water and domestic water require higher water quality, and fire water requires lower water quality. Different production processes have different requirements for production water. The setting and management of property water supply equipment should be managed according to different requirements.

(2) Property drainage equipment This refers to the part of property equipment used to remove domestic sewage and rain and snow, which consists of sanitary ware, indoor drainage pipes, ventilation pipes, pumping equipment, cleaning equipment and outdoor drainage pipes. According to the nature of sewage (wastewater), drainage pipes in buildings can be divided into three categories: industrial wastewater pipes, domestic sewage pipes and indoor rainwater pipes.

(3) Sanitary equipment of the property This refers to sanitary equipment attached to the interior of the property building, including water basin, bathtub, wash basin, mirror box, toilet, basin and other different types.

(4) Property hot water supply equipment This refers to the hot water supply equipment in the internal auxiliary equipment of the property building, including heating equipment, water storage equipment (mainly hot water tank), hot water supply pipeline, hot water meter, circulating pipeline, shower, cold water tank, steam trap, automatic temperature regulating device, pressure reducing valve, expansion device, natural compensation pipeline and a series of equipment and accessories.

(5) Property fire-fighting equipment This refers to the fire-fighting device part of the internal auxiliary equipment of the property building, including two parts, one related to water and the other unrelated to water. Including water supply box, fire box, sprinkler system, fire extinguisher, fire extinguisher bottle, fire hydrant, fire pump and supporting fire fighting equipment, such as temperature sensor, smoke sensor, fire shutter, fire door, fire alarm system, fire damper, fire elevator, smoke exhaust system, fire walkway, emergency lighting and emergency lighting equipment.

2. Gas equipment system The gas equipment of this property includes gas stoves, gas meters, gas pipelines and natural gas pipe networks.
