How to use the housing maintenance fund
1. After the warranty period of the house expires, the house maintenance fund can only be used if the public facilities and equipment in the community need to be modified, updated or overhauled. During the idle period, the housing maintenance fund can only be used to buy government bonds or other available areas stipulated by law, and it is forbidden to use the housing maintenance fund for other purposes.
2. Under normal circumstances, when using the housing maintenance fund, the residential property company or the owners' assembly as the main body can put forward suggestions on the use of the housing maintenance fund. After obtaining the consent of more than two-thirds of the owners, it is necessary to apply to the local housing equipment and safety management department. After passing the examination, the relevant departments will allocate the housing maintenance fund to the maintenance unit.
3. In case of emergency, the use of the housing maintenance fund does not require the consent of more than two-thirds of the owners, and the payment formalities can be handled within 20 hours after the local housing authority makes the examination and approval opinions.

The main load-bearing structures of houses include foundation, internal and external load-bearing walls, columns, beams, floors and roofs. Public parts refer to outdoor walls, hallways, stairwells, corridors, etc.
Public facilities and equipment refer to water supply and drainage pipelines and equipment, distribution cables and equipment, elevators, public lighting, fire-fighting facilities, green spaces, roads, ditches, non-operating parking garages, public cultural and sports facilities and other facilities and equipment owned and used by the owner. The maintenance fund is managed by the Housing Authority, and the application process is complicated.
