Why is the property fee calculated by area?

Simply put, the property fee is the same as the pool area, and not every household is the same. If the home area is large and there are many people living in it, there will be more natural garbage, the frequency of infrastructure use in the community will be high, and the property fee will naturally be high.

Although it is much more troublesome to calculate the property fee by area than by household, it is unfair to the owners of small huxing if the property fee is collected by household. For example, two families live in the same community, one owner's house is 180 square meters, and the other is 90 square meters. If the two companies pay the same property fee, it is not cost-effective for the owners of 90 square meters.

What area is the property fee calculated according to?

1, and the property fee is calculated according to the construction area. Unless otherwise agreed in the contract, in general, the property management fee is charged by the owner according to the building area of the house.

2. According to Article 20 of the Property Management Regulations, the property fee is calculated according to the property construction area shared by the owners and charged monthly. With the consent of the owner, the property fee can also be charged quarterly or annually.

Strictly speaking, the property fee should be charged according to the construction area indicated in the real estate license. The construction area is divided into interior construction area and apportionable public construction area. If the house has not obtained the real estate license, the property fee will be charged according to the measured construction area of the house:

(1) Property fees are generally charged for existing houses according to the construction area agreed in the purchase contract. If the area agreed in the contract is inconsistent with the measured report of the house area, the measured report shall prevail.

(2) The auction house is generally based on the report of the measured construction area provided by the developer to the buyer when handing over the house, and the buyer pays the property fee according to the housing area provided in the report.

4. The collection standard of property fees is not the unified government price. According to the nature and characteristics of different properties, government-guided prices and market-regulated prices are now implemented respectively. The owner of each residential area can negotiate with the residential property company and then determine the final charging standard.
