Does the residential property have the right to prevent foreign vehicles from entering the residential area?

Legal analysis: no power. General vehicles can enter the community, but if the parking space in the community is too tight, the community property can manage the vehicles to prevent too many vehicles. The ownership and use right of roads in residential areas generally belong to all owners. According to the relevant regulations, only the owners of the community can enjoy the right to use, benefit and dispose of the roads in the community. Therefore, whether the roads in the community are open to the outside world is up to the community owners. The property is only the housekeeper invited by the owners of the community, and can only manage the access of the community according to the decisions of the owners (generally subject to the decisions of the owners' committee). Without the owner's decision, the property generally cannot decide the ownership of the entrance and exit of the residential area without authorization.

Article 274 Roads within a building division belong to the owner, except those belonging to urban roads. The green space within the building division belongs to the owner, except for urban public green space or express personal green space. Other public places, public facilities and property services within the building division are owned by the owner.

Article 275 The ownership of planned parking spaces and garages within a building division shall be agreed upon by the parties through sale, gift or lease. Parking spaces that occupy roads or other venues owned by the owner for parking cars shall be owned by the owner.
