The property management company only plays the role of supervising the work of these employees. Can the industry Committee in your community collect all the property fees? Obviously not!

Ordinary people also have a misunderstanding that property charges are to do everything for residents. In fact, the service items and degree of the property in the service are determined according to the property service contract signed by you and the property company. For example, the contract stipulates that the community security guards patrol six times a day, so the security guards only need to patrol six times a day. If one time is dereliction of duty, the other time is called waste. This is also decided by the state.

Let me give you another analogy. For example, you hired a nanny at home, and you asked her to mop the floor and cook every day, earning 100 a month. If you ask the nanny to help you buy food, should you pay for it yourself? In fact, the property is the nanny of this community, which is beyond the content of the service contract.

If you want to change the property, you can also hold a general meeting of all the owners first, and the meeting will be effective only if the owners of the residential area 1/2 or more attend (each household 1 representative counts as 1 ticket, and the representative must have a name on the real estate license, otherwise there is a power of attorney from the owner, and every square meter of commercial housing is counted as/kloc-0. The dissatisfied two sets add up to 100 m2 (1 ticket). Then at the meeting, we must vote to expel the original property company (the number of votes must be 2/3 of the total number of votes in the community), then select a new property company (here, we must invite public bidding, advertise in newspapers, and publish bidding information on the relevant housing and land online, anyway, it is bidding), and finally select a property company (bidding).

Very troublesome! I remind you once again that it is useless to come to any property management company without strong financial support. You can't let others do it for nothing. Therefore, whether a property can do a good job in the community is directly related to whether the owners of the community consciously pay the property management fee according to law. For example, the property management company should be able to charge 50w property management fee every year, but they only charge 25w. What do you want the property management company to do, even the employees' salaries can't be paid? How can we manage the community?
