What related work should the property do during fire maintenance?

The main engine and smoke/temperature sensor of automatic fire alarm system are generally maintained by professional companies, and property management companies need to make various records, and all kinds of fire alarm devices need to be inspected, tested and maintained regularly.

1. Check the function of the fire alarm controller every day, and fill in the registration form of system operation and daily inspection of the controller according to the prescribed format, and eliminate the faults in time when found.

2. Check and test the following functions of fire fighting system/equipment every quarter, and fill in the quarterly registration form.

(1) The action of the detector and the display of the confirmation light are detected by stages and batches with special detection instruments.

(2) Test the acousto-optic display of the fire alarm device.

(3) Test the alarm function and signal display of water flow indicator and pressure switch.

(4) Conduct 1-2 charging and discharging test and 1-3 automatic switching test for the standby power supply.

(5) Automatically or manually check the functions of the following fire-fighting equipment:

A. Half-year inspection of smoke control equipment 1 time, electric fire dampers, electric fire doors, fire shutters and other equipment.

B. indoor fire hydrant and automatic sprinkler system.

C. water spray fire extinguishing system.

D fire accident broadcasting, fire accident lighting and evacuation indicator lights.

(6) Forced fire elevator to stop at the first floor for testing.

(7) Fire communication equipment shall be tested in the fire control room.

(8) Check all transfer switches.

(9) Functional test of forcibly cutting off non-fire power supply.

(10) Start the fire pump and spray pump for trial operation, and check the sound, vibration, current, voltage and pressure.

3. Test the function of fire accident broadcasting equipment once a year, and comprehensively check all fire extinguishers once a year, and do a good job of replacing fire extinguishers or extinguishing liquids according to different types.

4. After the detector is put into operation for 2 years, it should be thoroughly cleaned every 3 years, and the response threshold and other necessary functional tests should be done. Only those who pass the test can continue to use it, and those who fail are strictly forbidden to install it again.
