I. Housing profile

The housing includes six projects, including Chengxiang Garden Phase I, Valley Meiyuan, Ocean Shinkansen Yujun Garden, Jiaxin Garden, Tiqi Xiexin Science and Technology Park, and Tianhua Courtyard. Note: The degree of schools (including kindergartens) around the above-mentioned talent housing project is in a state of tension, which cannot fully meet the needs of tenants' school-age children. Specifically, the information released by Longgang District Education Bureau or schools around the rental community shall prevail. At the same time, the degree has been used and locked because the above-mentioned talent housing is vacant. If there is a need for school-age children to go to school, please fully understand the project situation and choose carefully according to the actual needs of the family.

Second, the object of rent distribution.

Five types of talents (hereinafter referred to as "Dragon Talents") who serve in enterprises and institutions in Longgang District and are included in the catalogue of "Dragon Talents" in Longgang District of Shenzhen City shall meet the following conditions:

(1)A-class families with outstanding talents have never enjoyed preferential policies for purchasing houses in Shenzhen.

(2) The families of other A-type talents, B, C, D and E-type talents have never enjoyed the preferential policies of buying houses or owning commercial houses in Shenzhen.

If Shenlong Cai Ying is married, the applicant should live as a family unit, and his spouse and minor children should be regarded as having a * * * relationship with the applicant.

4. If the applicant and spouse are qualified talents of Shenlong, they can apply for housing according to the high-level standards. If the talent level of Shenlong is upgraded, you can apply to the district housing security department to enjoy the talent housing according to the new talent level. Those who have enjoyed the "Shenlong Cai Ying" talent housing, and those who are not qualified, may not participate in this housing application.

Third, the rent allocation process.

(a) the way and requirements for accepting the application

2. Acceptance method and address. (4) house selection rules

1. House selection order: Select houses according to the order of "Shenlong talents" A-class outstanding talents, other A-class talents, B-class talents, C-class talents, D-class talents and E-class talents.

2. Rules on the order of selecting houses for talents at the same level: the order of selecting houses is determined according to the employment time of the current employer of Shenlong Cai Ying; If the above time is the same, the time sequence of submitting application materials shall prevail.

3. Shenzhen Longgang Talent Housing Co., Ltd. is responsible for organizing the centralized housing selection of applicants. The specific location and time of house selection will be notified separately.

(v) Signing contracts

After the house selection personnel select the house, the text of the contract will be determined on the spot, and the signing formalities will be completed within the specified time. The lease term is within the term of "Shenlong Cai Ying". If the lessee still needs to use it after the expiration, he shall apply for renewal of the lease three months before the expiration of the contract. If it meets the conditions at that time, it can be renewed once, and the renewal rent standard shall be implemented in accordance with the relevant policies and regulations of housing security at that time.

4. Rent and property management fee

(1) Rent standard and payment method

1. See Annex 1 for the target quasi-rent. The specific rent of a single house is based on the standard rent, which is revised and determined by comprehensively considering factors such as floor and orientation, and finally the price of Shenzhen public housing rent pricing management service platform shall prevail when signing the contract. Rent is paid once a year.

2. Class A, B and C talents of "Shenlong Cai Ying" can enjoy rent-free within the specified building area when renting. Rent-free rental housing is lower than the area standard housing corresponding to its talent level, and the part below the standard will not be compensated. If the allocated housing is more than 5 square meters (including 5 square meters), I don't need to pay the difference rent. If the area exceeds the specified area of 5 square meters or more, I need to pay the rent beyond the specified area, and the rent standard is calculated according to the benchmark rent price of talent housing.

3. The D and E talents of "Dragon Cai Ying" have all been allocated housing. See annex 1 for the standard rent. If it is higher than the area standard part corresponding to its talent level, it shall be calculated according to the benchmark rental price of talent housing.

(two) property service fees and special maintenance funds

According to the charging standard of residential property service enterprises, the expenses shall be borne by the lessee (see annex 1 for details).

(1) If "Shenlong Cai Ying" has received the lease subsidy, the district housing security department will issue the lease subsidy from the month when the term starts to the month before the lease contract is signed, and the lease subsidy will be stopped in the month when the lease contract is signed.

(2) The time for talents A, B and C to receive the rental subsidy and the time spent in the talents' housing shall be calculated together, and in principle it shall not exceed 10 year. The lease term of talents in categories D and E shall not exceed 10 year during the term of office.

(3) Eligible applicants choose houses by ranking, but their intention is to choose houses that meet the standards in the community, but they have not chosen houses, or they have chosen houses but have not paid the deposit and signed a lease contract within the specified time, which is regarded as giving up the qualification of choosing houses in this batch.

(4) such as the applicant's family size, housing, marriage, household registration, etc. If there is any change between the deadline for accepting this application and the signing date of the lease contract, it shall still be truthfully declared; No longer meet the application conditions, cancel the qualification of rent allocation.

(5) The applicant shall be responsible for the truthfulness, accuracy and legality of the declared information. If false information is provided, whether during or after the publicity, Longgang District Housing and Construction Bureau will handle it according to the relevant laws and regulations on housing security in our city.

(6) The school district division, degree and settlement of the rented house shall be subject to the opinions of Longgang District Education Bureau and the police station in the project area.

(7) If eligible families choose a house and sign a lease contract, it is deemed that they have understood the information such as the rent of the selected project and the "Shenlong Cai Ying" housing security policy and approved it.
