How to sign the property contract of the community owners' Committee

Legal analysis: If there is no industry committee in the community, all owners should sign the property service contract.

Article 10 of the Property Management Regulations stipulates that "if there is only one owner, or the number of owners is small, and all owners agree unanimously and decide not to set up the owners' meeting, the owners shall perform the duties of the owners' meeting and the owners' committee". If the owners decide not to set up the owners' meeting with the unanimous consent of all owners because of the small number of owners, of course, it is impossible to create the owners' committee, so all owners can only sign property management contracts with property management companies.

Legal basis: Article 10 of the Regulations on Property Management in People's Republic of China (PRC), the owners in the same property management area shall set up the owners' meeting and elect the owners' committee under the guidance of the real estate administrative department of the district or county people's government where the property is located. However, if there is only one owner, or if the number of owners is small and all owners agree unanimously, it is decided not to set up the owners' meeting, and the owners will jointly perform the duties of the owners' meeting and the owners' committee.
