According to Article 40 of the Regulations on Quality Management of Construction Projects issued by the State Council, the minimum warranty period is two years under normal use conditions. If the external wall brick falls off within two years, it is a project quality problem, and the construction unit will carry out maintenance; If it falls off after the warranty period, it shall be maintained by the building property unit or the property management department. In other words, if the external wall brick falls off and hurts people during the warranty period, the relevant maintenance and compensation responsibilities should be borne by the construction unit and the developer. If the warranty period exceeds, without property management, all the owners of the unit shall bear the responsibility for maintenance and compensation.
