Article 1 Commercial housing situation
Sales LicenseNo. Location of the Commodity House: District, County, Road and Street. Seventh commercial housing construction area and sales construction area are treated differently.
The construction area of commercial housing is subject to the area recorded in the house ownership certificate. If the difference between the construction area of commercial housing and the sales area of Party A is less than 3% (including 3%), the price per square meter will remain unchanged, and the price of commercial housing will be refunded more and replenished less according to the difference between the construction area and the sales area of commercial housing.
Where the area difference exceeds 3%, both parties agree as follows:
Eighth commercial housing quality and warranty responsibility
The quality and equipment of the commercial house delivered by Party A shall comply with the relevant regulations of the state and Party A (see Annex III). If it does not meet the national standards, Party A shall bear the responsibility.
Under the normal circumstances of Party B, Party A shall perform the warranty responsibility in Article according to the agreement in Article of the Commodity House Quality Guarantee. Party A shall not be responsible for the losses caused by Party B's unauthorized demolition and renovation.
Article 9 Agreement on the operation of supporting facilities for commercial housing
The operation dates of the following supporting facilities are agreed as follows:

If the above supporting facilities fail to operate on the agreed date, Party A shall take remedial measures within days and compensate Party B for the losses; If the above agreed time limit is exceeded, Party A shall compensate the losses and pay% of the total price of the commodity house to Party B as liquidated damages.
Article 10 Agreement on Design Change of Commercial Housing
Without the consent of Party B, Party A shall not change the house design and environmental layout of the Commodity House without authorization (see Annex 4). If it is really necessary to change, Party A shall negotiate with Party B within _ _ _ days from the date when the design change plan is determined.
If Party B agrees to change, both parties shall sign a supplementary contract.
If Party B does not agree to the change, or Party A changes it without authorization, Party B has the right to terminate the contract. When the contract is dissolved, Party A shall refund the payment made by Party B and pay the interest paid. In addition to Party B's payment, Party A shall also pay Party B% of the price of the commodity house as liquidated damages.
Eleventh commercial housing handover
When the commodity house is delivered, Party A shall notify Party B in writing to handle the handover procedures of the commodity house, provide the Tianjin Commodity House Quality Guarantee and the Tianjin Commodity House User Manual, and deliver the house key.
Twelfth commercial housing property registration
After the commercial house is completed and accepted, Party A shall handle the initial registration of house ownership within 30 days. After the initial registration, Party A shall assist Party B to handle the registration of house ownership transfer.
If Party A fails to handle the initial registration of house ownership on time or fails to assist Party B in handling the registration of house ownership transfer, thus causing losses to Party B, Party A shall bear the responsibilities.
Article 13 Property management
Regarding the service content and charging standard of property management, Party B shall sign a property management contract with the property management enterprise according to relevant regulations.
Article 14 Agreement on disputes over property rights and disputes over creditor's rights and debts
Party A guarantees that there is no property right dispute and creditor's rights and debts dispute when delivering the Commodity House. In case of disputes over property rights and creditor's rights and debts, Party A shall bear all the responsibilities.
Article 15 Dispute settlement
Any dispute arising from this contract shall be settled by both parties through consultation. If negotiation fails, it shall be handled in the following way:
1. Apply to the _ _ _ _ _ _ _ Arbitration Commission for arbitration;
2. Bring a lawsuit to the people's court.
Article 16 Annex to the Contract
For matters not covered in this contract, both parties shall sign a supplementary contract separately (see Annex 5).
