Real estate contracts are signed every few years.

The term of the realty service contract is two to five years. The specific term of the prophase realty service contract shall be agreed by the construction unit and the realty service enterprise, and the longest term shall be calculated from the date when the owners' congress signs the realty service contract with the realty service enterprise it selects.

The contents of the property management contract are:

1, clarifying the rights and obligations of the owner and the property management company;

2, clear the specific content of property management companies to provide property services;

3. Make clear whether the standard and payment method of property management service fee and the extraction of related fees are reasonable;

4. Clarify the matters that the owners agreed in the agreement should abide by in the process of using the property;

5 termination and dissolution of the agreement is clear and reasonable;

6. Whether the definition of both parties' liability for breach of contract is clear and reasonable;

7. Determine whether the property management enterprise has the corresponding qualification grade.

Entrusted by the owners, the realty service enterprise or other managers shall, in accordance with the provisions of the realty service contract in Part III of this Law, manage the buildings and their ancillary facilities within the building division, accept the supervision of the owners, and promptly answer the owners' inquiries about realty service.

Property service enterprises or other managers shall implement emergency measures and other management measures implemented by the government according to law, and actively cooperate with relevant work.
