New project delivery (occupancy) process

3. Terms and definitions

Occupation: refers to the process of handing over the property to the owner according to the agreement in the sales contract, and handling the occupation centrally within a certain period of time.

4. Responsibility

The sales and operation department of the real estate company co-ordinates the preparation, site layout and organizational arrangement before moving in.

The property management company (community management office) is responsible for the check-in procedures.

The engineering team of the real estate project company is responsible for house inspection and engineering maintenance after occupancy.

The enterprise management department of the group follows up the handling of feedback information from various departments when customers join the company.

Step 5 prepare for work

30 days before the move-in, the sales and operation department will take the lead in setting up a pre-move-in preparation working group, formulate the move-in work plan and schedule, and clarify the work content and completion time of relevant departments.

5. 1 The sales and operation department confirms that there is a list of employees, arranges the time for employees to join the company, and sends out an appointment notice.

5.2 Sales and Operation Department shall organize and arrange simulated house inspection 10 days before check-in.

5.3 20 days before check-in, the sales and operation department shall organize the preparation of the Residential Instruction Manual and the Residential Quality Guarantee, and print and make the packaging and logo at the check-in site.

5.4 The Sales and Operation Department shall release the house delivery (occupancy) information on the media one day or the same day before occupancy.

5.5 The Property Management Office shall prepare the following documents 10 days before moving in:

5.5. 1 Business license, qualification certificate and charging license of the property management company;

5.5.2 Pre-property service contract and owner's manual;

5.5.3 Check-in registration form, key collection registration form, decoration management regulations, public safety and fire safety responsibilities;

5.5.4 Determine the house inspectors and be familiar with the house inspection procedures;

5.55 Arrange the public order during the occupation, determine the emergency plan, and arrange sanitation.

5.6 The engineering team of the real estate project company determines the house inspection personnel, configures relevant tools, grasps the acceptance process, prints the house inspection sheet, and unifies the house maintenance rhetoric.

6. Occupation procedure

6.2.4 Register for the key and receive the house inspection form;

6.2.5 Property service personnel will guide the house inspection reception service.

6.2.6 Emergency treatment: The property management company formulates an emergency plan for on-site order and public safety, and the emergency treatment team is responsible for the personnel who need to check the handover materials (five certificates and one book).

6.3 Engineering Group of Real Estate Project Company

6.3. 1 Take the owner to the building for house inspection with the house inspection sheet and the key of the house;

6.3.2 According to the unified rhetoric of the project company, introduce the house instruction and quality warranty to the owner, and patiently listen to and explain the questions raised by the owner in the house inspection;

6.3.3 The house defects proposed by the owner shall be truthfully registered in the house inspection form, and the maintenance time shall be answered.

7. After the handover of the project, the enterprise management department of the Group listened to the feedback from the real estate project company, the sales operation department and the property management company, and evaluated the handover.
