How to share the cost of adding elevators to old buildings in residential areas

First, determine the floor allocation parameters

In this plan, it is planned to determine the configuration parameters of each floor with reference to Item (5) of Article 8 of Measures for Adding Elevators to Existing Houses in Guangzhou (Sui Fu Ban Gui [20 1 6]1No.): the first floor is 0, the second floor is 0.5, the third floor is1,and the fourth floor is 4.

Second, the calculation formula of cost sharing

Family cost sharing coefficient = (family internal area × family floor parameter) ÷ (family internal area × family floor parameter)

Cost shared by one household = cost shared by one household × total cost

Third, the total cost of installing the elevator.

The total cost of installing an elevator refers to all the expenses incurred in installing an elevator, including design fees, construction application fees, civil engineering fees, equipment fees, mobile pipelines (water and gas), septic tank renovation, first floor residents' compensation, existing residents' compensation, and other unforeseen expenses.

Due to different elevator companies, different brands of elevators and different services, the total cost of installing elevators will be different. Determine which company? This needs the consent of all owners before it can be determined.

Fourth, for example.

The first step is to calculate the cost sharing coefficient of each household.

Take the calculation of room allocation coefficient in 602 as an example. It can be seen from the above that the parameter of the sixth layer is 1.3. Assuming that the internal area of Room 602 is 70.44 square meters, the allocation coefficient of Room 602 is calculated as follows:

Room 602 cost sharing coefficient = (indoor area × indoor floor parameter) ÷ (indoor area × indoor floor parameter)

Substitute relevant data into the formula, as shown below:

Room allocation coefficient of 602 = (1.3× 70.44) ÷ (0.5× 86+0.5× 59.23+1× 68.05+1× 60+1× 88. ×85.48+ 1.3×70.44+ 1.4×86.32+ 1.4×89.6 1+ 1.5×86.32+ 1.5×60.43)=0.0785

The household distribution coefficient calculated by the same method is shown in the table below.

The second step is to calculate the cost allocation of each household.

Calculation formula: one household sharing cost = total elevator cost × one household sharing coefficient.

For example, the allocation coefficient of Room 602 is 0.0785, assuming that the total elevator cost is 700,000 yuan. Substitute into the calculation formula, as follows:

The shared expenses of Room 602 = 700,000 yuan × 0.0785 = 54,900 yuan.

Similarly, assume that the total cost of the new elevator is 700,000 yuan, and the calculation of each household's shared cost is shown in the attached table.

* There are two ironclad laws for the cost allocation of installing elevators: First, the cost increases step by step, so the cost allocation of low-rise households is less than that of high-rise households under the same housing area. Second, on the same floor, small-area households share less expenses than large-area households.
