In accordance with the provisions of the General Principles of Civil Law and other laws and regulations, Party A and Party B have reached an agreement on matters related to the transfer of the right to use the parking space in the residential area (hereinafter referred to as the parking space) through friendly negotiation, and entered into this contract.

1. Party A transfers the right to use the parking space with the community number to Party B, and the parking space cannot be used for house ownership certificate.

2. The transfer price of the right to use the parking space is RMB yuan (in words: RMB yuan only), which shall be paid by Party B within the effective date of this contract. The payment method chosen by Party B is that the transfer price does not include the parking management fee paid by Party B in the future.

3. Party A shall deliver the parking space to Party B before, and Party B shall sign the parking space handover book after passing the acceptance, and the parking space handover shall be deemed to be completed after Party B signs it. The handover book is made in duplicate, one for each party.

4. The transfer period of the right to use the parking space is 20 years, counting from the date when Party A delivers the parking space to Party B. After the 20-year transfer period expires, Party A agrees to provide the parking space to Party B for continuous use free of charge until the transfer period of the right to use the state-owned land occupied by the community expires.

5. Party A has the obligation to ensure that no third party can claim any rights from Party B for the right to use the parking space.

6. The parking space can only be used for parking, and Party B shall not change the use of the parking space without authorization.

7. After obtaining the right to use the parking space, Party B may transfer or lease the parking space to others for use within the remaining service life stipulated in this contract, but only after submitting a written application to Party A or the property service company authorized by Party A can it be transferred or leased. Party B shall send the transfer or lease contract signed with others to Party A or the property service company authorized by Party A for the record. In case of transfer, Party B shall ensure that the transferee earnestly performs the obligations of Party B agreed in this contract.

Eight. Party B shall go through the registration formalities with the property service company with the receipt and parking space transfer certificate issued by Party A, and pay the parking lot management fee as required.

Nine. If Party A fails to deliver the parking space as agreed in Article 3 of this contract, Party A shall pay Party B a daily penalty of RMB 50 yuan (fifty yuan) from the overdue date, and this agreement will continue to be performed. If the payment is overdue for more than 30 days, Party B has the right to terminate this Agreement, and Party A shall return all the payment made by Party B within 10 days upon the service of the notice of termination, and pay 0% of the payment made by Party B as liquidated damages. ..

If Party B fails to make payment within the time stipulated in Article 2 of this Contract, Party B shall pay Party A a penalty of RMB 50 yuan (fifty yuan) per day from the overdue date, and continue to perform the Contract.
