The process of applying for maintenance fund is as follows:

2. Proprietary parts account for more than two-thirds of the total building area and account for more than two-thirds of the total number of owners to discuss the application for creditor's rights, and determine the entrusted agent who specifically handles the application procedures for maintenance funds.

3. The property management enterprise arranges to draw up an application plan.

4, the property work enterprises with relevant materials, to the local city and county real estate part of the request for funds to return.

During this period, if the public housing renovation fund is used, it shall be required to withdraw from the public housing renovation fund.

5, the city and county real estate departments can be used as a part of the special maintenance funds for public housing, and after examination and approval, the special maintenance funds for public housing will be announced to be transferred to the special account processing bank.

6. The special account handling bank will allocate the required residential special maintenance funds to the maintenance unit.

To sum up, when selling commercial housing, the buyer and the sales unit shall sign a maintenance fund payment agreement. Property buyers shall pay the maintenance fund to the selling unit according to the proportion of 2%-3% of the purchase price. The maintenance fund collected by the selling unit belongs to all owners and is not included in the residential sales income. The collection ratio of maintenance funds shall be determined by the real estate administrative departments of the people's governments of provinces, autonomous regions and municipalities directly under the Central Government.
