Ms. Nie Meisheng, the founding president of the All-China Real Estate Chamber of Commerce and the president of Tsinghua Real Estate Alumni Association, gave a keynote speech. Nie Meisheng believes that if the current real estate industry wants to achieve innovative development under a weak balance, it needs to grasp two grasping hands.

The first hand is community service. Community service, if you enter the community at once, is a way to be done by the community neighborhood Committee, the grass-roots management organizer of the government. However, if this road is not suitable, mud and sand will fall, which is far from the expectations of our real estate enterprises. Many of our real estate enterprises have their own property management companies, and there are dozens of large-scale development enterprises. Among the developers in China, there are quite a few self-owned property management companies, clubs and community service centers, with thousands or even tens of thousands. Why don't we grab this? This is closely related to the state's key support for community-based care and home-based care. There are many supporting policies for community-based care and home-based care, and the strength is also great, but we are often outside its circle. Why don't we do this? We have clubs and property management companies. We only need to apply for an old-age service center to enjoy the national policy. There is no need to build a community pension center, just implant it. At the same time, combining O2O and Internet finance, we are often not familiar with this kind of consumer Internet finance, but only familiar with investment Internet finance. Now the focus of Internet finance in the real estate industry is still on how to sell online, or on assets, not on terminals. We need to expand this part of the service. If this service really enters the service industry and revitalizes the assets that developers have been sleeping for many years, this part of the clubhouse will be extended. This is our starting point. Our business association will intensify its efforts to do this with local governments and developers, which will benefit the country and the people and conform to the direction of China.

The second thing, many developers have begun to do, called pension real estate, which has been done for about three to five years. This is a very difficult thing, and I think there is still a problem with the thinking. Institutional pension. The Chamber of Commerce made this five years ahead of schedule, and started to make standards in 2009. Now it has entered the demonstration stage. Our second starting point has already begun, and the initial stage has been supported by the state, national policy institutions, developers, investment institutions and a large number of upstream and downstream green building institutions. Now I have started to have my own demonstration projects and funds and started to move forward. These two things are a gesture and a practice in our transformation, and I am willing to share them with you.

So one of the starting points is the combination of community service and community pension. On the basis of providing qualified community services, we can expand the value-added services of O2O on our own platform, and we can shake hands with some Internet companies that are now doing Internet O2O in our country. We competed with them from the beginning. Their e-commerce has affected the sales of our commercial real estate, and a large number of consumers go shopping online. We used to compete with them, but we can do it ourselves in the future. We can go this way with them. This is a big market with a ready-made platform. We just need to integrate it. We grasp the combination of community service and community pension, and the government will support it.

The second starting point is the pilot application of internet plus in the pension industry. We started planning three years ago and made a university-style pension. Its guiding ideology and top-level design are as follows: take service as the core value of the project, build the soft power of the project with the strategy of light assets, seek global college-style pension, and introduce "double zero" elements. To be a pension industry, we must pay attention to double zeros. First, the land cost approaches zero, and second, the financing cost approaches zero. Everyone entered this platform, and almost all of them reached double zero. At the same time, on the basis of this double zero, after integrating the resources introduced into the channel, the cost is reduced and the cost performance is improved. Land cost is close to zero, financing cost is close to zero, construction cost and operating cost are the lowest, and the cost performance is the highest.

The mode of operation is the mode of internet plus. With the platform operation, we need an alumni platform for college-style pension. Alumni who graduated from various schools stay in school, and there are a large number of people aged 65 to 85 in China. They need a platform for providing for the aged. We use the Internet to organize a dual crowdfunding platform, and we have many channels to support this platform. Such as overseas funds, green services and so on. Therefore, these operational services are covered. For example, this club has built a flagship store in Beijing. This club is an incubator for the elderly in our chamber of commerce.
