How does the property of petrochemical building release news?

Bought an electric car to install charging piles.

These three things should be known in advance.

Tong Zongqi, Minister of Information Department of China Electric Vehicle Charging Infrastructure Promotion Alliance, mentioned a data in an interview with China Automotive News in 2022. The proportion of electric vehicle owners successfully installing private charging piles in the community is only 50%. In other words, private charging piles sometimes can't be installed even if they want to. Friends who have bought an electric car and are going to install private charging piles, it is best to know the following three things in advance.

Understand the process of installing charging piles.

The first thing you need to know is a general process of installing charging piles. Just like when we get a marriage certificate, we need to know what materials we need to prepare, who to take with us and which department to go to, right?

Generally speaking, to apply for the installation of charging piles, you need to prepare application materials and then apply to the power supply bureau. After the power supply bureau has passed the examination, it will come to the site to investigate and install the electric meter. After the electric meter is installed, you can call the master to install the electric pile. It sounds simple, but in fact, many car owners' friends were stumped when they were preparing to report the materials at 1 step.

Take the requirements of Wuhu Bay Power Supply Company as an example. When customers apply for installing charging piles, they need to provide the identity certificate of the electricity user, the property certificate of the electricity address, the ownership certificate of the electric vehicle and the proof of the property consent to the construction. The hardest thing to get here is the last thing, which is called "property consent".

Investigation report on the demand and satisfaction of charging piles for new energy vehicles in Tianjin released by Tianjin Consumers Association on June 5438+ 10, 2022. It reads: When installing charging piles, the resistance encountered by the owners mainly comes from the property, accounting for 54.8%, more than half.

Understand whether the property agrees or not.

Therefore, the second thing to know in advance is whether the property agrees to install charging piles.

The property is obliged to cooperate with the power supply department to install charging piles.

According to the regulations, the property is actually obliged to cooperate with us to install charging piles. For example, Item 4 of Article 65 of Guangzhou Property Management Regulations stipulates that property service providers should cooperate with owners and relevant units to do a good job in the installation, maintenance, conservation and transformation of new energy charging piles.

Actually, it may be rejected for different reasons.

But in reality, the property may refuse us for various strange reasons. Say a few common ones.

1, the property said that "it can be installed as long as the consent of the whole building can be obtained." But in fact, as long as you buy a parking space at your own expense, the reason of "requiring the consent of other residents" is untenable.

Article 272 of China's Civil Code stipulates that the owner has the right to possess, use, benefit and dispose of the exclusive part of his building, as long as it does not endanger the safety of the building and damage the rights and interests of other owners.

Second, the property may say, "Oh, this thing needs the consent of the fire department and the power supply department. Is there any potential safety hazard?" Yangcheng Evening News 20 17 reported a case: Mr. Zhang, the owner of a residential area in Dongguan, was blocked by the property when installing a private charging pile. It is said that it is necessary for the fire brigade to issue an opinion allowing the installation of charging piles in order to cooperate with the installation.

Subsequently, the reporter interviewed the relevant person in charge of Dongguan Development and Reform Bureau and Industry Coordination Department, and got such a reply. As long as there is no fire problem in the building itself, the owner does not need to go through the fire department's approval to install charging piles in the parking space. Therefore, the property is actually kicking the ball.

Of course, it is not true that there is no way to deal with these situations just mentioned. First of all, you can report it to the industry Committee or neighborhood Committee, and they will come forward to negotiate. If you still disagree, you can complain to the competent property department: Housing Authority (Housing Security and Housing Authority). It's really impossible In the end, you can protect your legitimate rights and interests through litigation.

There is another special case, which I will talk about a little here. If it is an old community, the property may say that the community capacity is not enough, there is no way to install charging piles, and there is no electricity. This is not necessarily the property in perfunctory us, there is such a thing.

The average household electricity consumption index is about 6 to 8kW/ household. However, in some old residential areas, the average household capacitance did not reach this standard when designing. For example, in Jinshan Petrochemical Area of Shanghai, some residential areas built before 2000 have an average household capacity of only 3kW, and the electricity consumption of residents is relatively tight.

Dozens of charging piles will definitely be unbearable, not to mention air conditioning, maybe the lights are not on. In this case, it is possible to install charging piles only after the power supply department transforms the distribution facilities.

Need to know if there are any additional requirements.

If none of the above is met, the property has indeed agreed. The third thing we need to know in advance is to ask the property if there are any additional requirements for line design and materials. These requirements are usually more detailed. For example, do you need PVC plastic pipe sleeves for wiring? Is it necessary to take the original cable? Is there any requirement for the thickness of the line?

Asking these questions first can greatly reduce the communication cost when installing charging piles later. After all, the installation master and the owner need our intermediary to coordinate and communicate. If something goes wrong during the installation, communication will be very tiring, time-consuming, laborious and expensive.

In addition, ask in advance what additional materials are available. We can buy it ourselves in advance and save some money. For example, wiring, what kind of bushing is needed, many of these things can be bought in ordinary stores. The master said, "The front 3m is free. How much is the back 38m?" Can I buy it myself? Generally speaking, it's ok. We can negotiate and prepare.

Understand the attitude of the property to the charging pile in advance.

So in a word, the seemingly small thing of charging pile is actually not as simple as we thought.

Friends who plan to buy an electric car, it is best to know the attitude of their residential property to charging piles in advance.

Or ask other neighbors who have installed charging piles what their experience is, so as not to feel uncomfortable when the car has bought charging piles and has not installed them.
