Property management service charges are divided into public service charges and special service charges, of which public service charges need to be reported for approval, and special service charges are agreed by the property management company and the owners through consultation.

The collection of property fees generally includes the following parts:

Generally speaking, there are two forms of property management services: contract system and gratuity system. In our country, it is mostly a contract system, that is, the property fee is paid by the owner according to the area, and the surplus or loss is enjoyed or borne by the property. Property companies shall not ask for an increase in fees, a decrease in service standards or a decrease in service items on the grounds of losses.

When formulating the standard of property fees, the standard of public service fees in residential quarters is formulated by various localities according to the comprehensive service items, labor payment, price index changes, residents' economic affordability, residential quarters' grades and other factors.
