Tianjin Property Management Association Self-discipline Convention

In order to safeguard the legitimate rights and interests of owners, further standardize the property management behavior, promote the healthy development of the property management industry, improve the management and service level of the whole industry, establish a new image of honesty and trustworthiness in the property management industry, and strive to create an honest enterprise and build a harmonious society. City Property Management Association aims to strengthen the integrity construction, improve the integrity mechanism, and vigorously advocate and carry forward the good fashion of honesty and trustworthiness in the whole industry. This Convention is formulated in accordance with the requirements of the Implementation Opinions of Tianjin Civilization Office and other seven departments on jointly carrying out "Integrity Construction" activities and in combination with the actual situation of the property management industry in our city. The whole industry consciously abides by and accepts social supervision.

1. Conscientiously implement the Regulations on Property Management in the State Council, the Regulations on Property Management in Tianjin and relevant national and local laws and regulations, firmly establish the legal concept of property management, abide by the law, be honest and self-disciplined, provide honest services and operate legally, and safeguard the reputation and interests of the industry according to law.

Second, consciously abide by the principles of an open, fair and just socialist market economy, establish an honest and trustworthy professional ethics, and strive to maintain the benign operation of the market competition mechanism. Provide property management according to the content agreed in the property management service contract, realize the people-oriented service commitment and earnestly perform their duties.

Three, consciously accept the guidance, supervision and inspection of property management activities by the competent government departments and relevant departments. Property management enterprises and employees shall obtain enterprise qualification certificates, professional qualification certificates and certified management service qualifications in accordance with state regulations.

Fourth, standardization of window services. Various management service systems, charging items and standards of enterprises are made public and put on the wall. Establish a duty system according to regulations, set up a service telephone number, promptly accept residents' repair reports and complaints, and do a good job of information feedback, and communicate with the owners regularly and institutionally. Manage the service places in a neat and orderly manner.

Fifth, the standardization of management behavior. The enterprise management system is perfect, the files are complete, and the assessment system is implemented. In daily management, we should dress neatly, establish an image, be standardized when listing for posts, be cordial and civilized, do things according to the rules, and pay attention to credibility when returning.

6. Standardization of management service posts. All kinds of management service personnel of the enterprise are conscientious, so that the management personnel are familiar with the business and manage in an orderly manner; The receptionist is enthusiastic and proactive, and handles it in time; Repairmen are punctual, convenient and beneficial to the people, residents sign for it, and pay a return visit afterwards; The driller shall stick to his post and standardize the operation; Coordinator is civilized on duty, well-trained and conscientious; The cleaning staff cleans on time and the environment is clean and tidy.

Seven, consciously abide by the "reasonable, open" and the cost and service level to adapt to the principle of property management fees, in accordance with the service content and charging standards agreed in the contract, collect property management service fees, not less than once a year to announce the income and expenditure of property management service fees. Fees should be clearly marked, the content is true, the mark is eye-catching and the handwriting is clear.

Eight, consciously assist in the safety work in the property management area, the vehicle parking order is good, the safety facilities are complete, and the fire control facilities are in good condition. In the event of a safety accident, emergency measures shall be taken and reported to the relevant departments in time to assist in the rescue work.

Nine, strengthen the construction of community spiritual civilization, organize various forms of community cultural activities according to local conditions, enrich community cultural life, enhance communication between enterprises and owners, promote the construction of community spiritual civilization, and create a harmonious community.

X. If the contents of this Convention conflict with relevant laws, regulations and rules, the relevant provisions shall prevail.
