Voting rules of owners' committee

The owner * * * shall vote on the matters decided by the owners' meeting by the owners whose exclusive parts account for more than _ _ 3 and whose number accounts for more than _ _. The decision on the matters specified in Item _ _ of Item 6 of the preceding paragraph shall be approved by more than three-quarters of the owners of the exclusive part who vote, and by more than three-quarters of the owners who vote. Other matters specified in the preceding paragraph shall be decided with the consent of more than half of the owners voting, and with the consent of more than half of the owners voting. Ordinary matters need to be approved by the owners whose exclusive parts account for more than 2/3 of the total construction area, and heavy matters need to be approved by the owners whose exclusive parts account for more than 2/3 of the total construction area. In practice, due to some owners' refusal to participate in voting or lack of effective contact forms, the owners use the decision-making method to quickly form effective resolutions. Owners can set up owners' meetings and elect owners' committees. The specific conditions and procedures for the establishment of the owners' congress and the owners' committee shall be in accordance with the provisions of laws and regulations.

The relevant departments of the local people's government and the residents' committee shall give guidance and help to the establishment of the owners' congress and the election of the owners' committee. As long as "two-thirds voting" is enough, _ general matters are agreed by two-thirds of the owners who vote, and important matters are agreed by two-thirds of the owners who vote. In other words, _ general matters only need the consent of all owners at least (that is, 2/3x 1/2).

What conditions do the owners' autonomous owners' meeting need to meet?

Owners' Autonomy Owners' Meeting was held under the condition that more than 20 owners in this community unanimously agreed on the agenda of the meeting. If the property management area meets one of the following conditions, the first owners' meeting may be held:

1. The construction area of the property sold and delivered for use reaches more than 50% of the total construction area of the property management area.

2. Or if the first suite has been delivered for two years, the district real estate department where the property is located shall organize the owners to set up a preparatory group for the owners' meeting in conjunction with the sub-district office and the Township People's Government, and elect the owners' committee.

(six) to raise funds for the maintenance of buildings and their ancillary facilities;

(seven) renovation of buildings and their ancillary facilities;

(eight) change the use of * * * or use * * to engage in business activities;

(nine) other major matters related to the management rights of * * * and * * *.
