How to improve the collection of property fees and public income

How to collect the property fee depends on the property service contract signed by the owner and the property company. If the property wants to raise the collection standard of property fees, it needs the consent of more than half of the owners' meeting. Therefore, it is difficult to achieve. It is suggested that the service details and fees should be listed when the property contract is renewed, and the current shortage of property fees and supporting service standards should be explained with the owners' meeting to improve the collection standard of property fees.

Public * * * income legally belongs to the owner. According to Article 49 of the Property Management Regulations:

Public buildings and facilities planned and constructed within the property management area shall not be changed. If the owners need to change the use of public buildings and facilities according to law, they shall inform the property service enterprises after handling the relevant formalities according to law; If the realty service enterprise really needs to change the use of public buildings and facilities, it shall be submitted to the owners' meeting for discussion and approval, and the owners shall go through the relevant formalities according to law.

If a property management company wants to increase the income of public areas, it should actively communicate with the owners' committee and try its best to improve the income model without affecting the daily life of owners. Part of the owner's income will be used for the owner's activities, which will benefit both parties for a long time.
