The parking fee is still 40%. I don't need this car. Can I find a property extension?

Should be able to

Parking fees can be charged. The parking fee charged by the property is a storage fee, and there is no contradiction between the owner's ownership and the storage fee charged by the property. Therefore, generally speaking, it is not illegal to charge parking fees for property. Whether the property has the right to collect parking fees from the owners depends on the nature of the parking fees. There are two kinds of parking fees in residential areas, one is land use fee and the other is management fee. The charging basis and charging subject of the two fees are different.

According to Article 73 of the Property Law, roads, green spaces, public facilities and property services in residential areas belong to the owners. Article 74 stipulates that parking spaces that occupy roads or other venues owned by the owner for parking cars shall be owned by the owner. Therefore, the legal basis of land use fee charging is property right, and the charging subject is the owner. Car owners can collect land use fees because vehicles occupy land. Management fees are charged in accordance with the Contract Law and the Regulations on Property Management promulgated by the State Council.
