First, the safety preparation before maintenance
After the elevator maintenance personnel arrive at the scene, they shall first register with the management personnel of the property right unit. And please ask the elevator management personnel of the property right unit to understand the normal operation of the elevator, so as to focus on inspection during maintenance. Give the key to the property management computer room and start the maintenance inspection one by one.
Second, the maintenance work content
A) machine room maintenance:
1: Put "Maintenance Stop" sign at the entrance of the elevator base station; Take the elevator to the top floor and arrive at the computer room.
2. Check the traction motor and gearbox for abnormal noise. If there is abnormal noise, add lubricating oil to the traction motor bearing and worm gear lubricating oil to the gearbox. Check whether the traction motor, reducer and I-beam anchor bolts are loose, and tighten them if any.
3. Check that the rotating pin shaft of the speed limiter should be lubricated, and the grooves of the speed limiter wheel and tensioning wheel should be free from abnormal wear. If the wear is serious, it should be replaced and necessary adjustments should be made; There should be no dirt or foreign matter at the rope clamping claw of the speed limiter, and the anchor bolt should be tightened.
4. Clean the internal components of the control cabinet, and check whether the contactors and relays work normally, whether there is abnormal sound sail contact, ignition, welding and carbon deposition. If there is any phenomenon, it should be renovated. If the transformation can't meet the requirements, replace the contactors and relays of the same model and specification. Check whether the fuse is loose or hot, if so, handle it and tighten it; Check whether all instruments and signal lights are normal, and replace them if damaged.
5: Check the brake pads for wear. If the wear thickness exceeds 65438+ 0.2 of the newly installed thickness, replace the brake pads. Check the brake clearance, which is 0.3-0.7mm (mm) according to the national standard. Check whether the braking action is abnormal or not, and check whether there is a powder-loaded object under the brake. If so, adjust the brake. Check the brake pad wear of traction machine with reduction box. If the wear thickness exceeds 65438+ 0.2 of the newly installed thickness, replace the brake pad.
6. Use the rope clamp to observe whether there are sundries at the rope clamping claw and rope groove.
7. Check the wire rope for wear and tear, broken wires and strands, excessive oil pollution on the wire rope, whether it needs cleaning and whether the wire rope slips. If necessary, notify the user to stop the ladder for maintenance.
8. Check the state of the rope head rod, check the secondary protection device of the rope head rod, check the position of the bolt of the rope head rod, and check the tightness of the wire rope to see if it needs to be adjusted.
9. Clean and sanitary treatment of computer room equipment
B) Maintenance of elevator shaft and hall door:
1: Turn on the lighting switch of the shaft, close the door of the machine room, take the elevator to the highest floor, select the button on the next floor of the highest floor, and the staff will get out of the elevator. After the elevator stops at the first floor and the next floor, use the triangle hall door key to open the hall door, turn on the elevator car top maintenance switch, and close the elevator car door and hall door after confirming that there is no one in the car.
2. Clean the car roof, check the looseness of the plug-in in the car roof maintenance box, check the lighting of the car roof and check the shaking of the car roof.
3. Press the up and down buttons of maintenance operation to clean the dust at the door of each hall door and the dust between the hall door and the sill in turn.
4. Check the seam clearance, edge seam clearance, fixation and absence of each slider in each hall in turn, check the fracture and oxidation state of the door wire rope, whether the door opening and closing action is flexible and reliable, and check the meshing clearance of the door lock contact. The door knife is required to be 5-8 mm away from the hall threshold, and the door knife cannot touch the door wheel. The gap between the door knife and the door wheel is 3MM left and right, and the hall door cannot be opened by hand from the outside. Check the action state of the unlocking device outside the hall. Check the fixed state of the skirting board and whether it rubs against the door knife. Remove the dust and oil stain on the guide rail of each hall door.
5: Check the amount of oil in the fuel tank of the lift car and counterweight guide shoes (normally it should be 2/3 fuel tank), and add it in time if it is short of oil; Check whether the rubber sleeve of roller guide shoe is cracked or expanded. If it is cracked or expanded, please replace it.
6. Clean the counterweight frame and counterweight block, and check the status of counterweight device. Check the fixed state of compensation chain and the fixed state of secondary protection on the counterweight side of compensation chain.
7. Guide rail failure: unstable operation, trembling, vibration and other phenomena. The track size should be adjusted with the track finder, and the interface should be leveled with the track file;
8. Guide shoe failure: unstable operation, grinding sound, vibration and other phenomena, serious wear of guide shoe pieces, unequal position of guide shoe seat, so the guide shoe should be replaced and the position of guide shoe seat should be adjusted;
9. Failure of safety tongs: There is grinding noise during operation, and in severe cases, the safety tongs will also brake or unilaterally brake. The clearance between safety tongs and safety linkage mechanism should be adjusted and lubricated to ensure the flexibility of all moving parts.
10: After checking all the hall doors except the lowest floor, move the elevator to the upper floor of the lowest floor for maintenance, stop at the middle of the height of the hall door, shoot the emergency stop button, and check the car door and the door crane system.
C) pit part maintenance:
1: Maintenance personnel wait for the elevator at the entrance of the lobby on the lowest floor, and set obstacles to prevent personnel from approaching. After the elevator is opened, call the elevator to the highest floor. After the elevator stops at the top floor, open the hall door for local maintenance of the pit.
2. After opening the hall door, tap the pit emergency stop button, turn on the lighting in the pit, and observe whether there is water in the pit. If there is water, it is necessary to notify Party A's unit for on-site confirmation, and ask the user to carry out water treatment or waterproof treatment in the near future.
3. Check the climbing state of the pit, and check whether the action of the tensioning device is normal, otherwise mechanical adjustment should be made; Check whether the limit switch is in the positive position. If it is not in the normal position, pull it back. The distance between the bottom surface of the tensioner and the ground at the bottom of the pit should be 500-50MM, and the rope should be cut off if it exceeds the requirements.
4. The terminal limit switch shall be subjected to over-travel test, and the over-travel distance shall be 50-70 mm from the sill of the upper and lower station hall doors. The over-travel test of the terminal limit switch is carried out, and the over-travel distance is 150 ~ 200 mm from the upper and lower station sill.
5. Check the clearance between the compensation chain and the ground. The distance between the compensation chain and the ground is more than 300mm. ..
6. Check the buffer distance of the counterweight. The buffering distance of hydraulic buffer is 250-400, and that of polyurethane or spring buffer is 150-350. If it does not meet the requirements, the buffer block at the lower part of the counterweight should be removed. If not, Party A shall be informed to stop the ladder and cut the wire rope.
7: Check the abrasion of the tensioner wire rope, check the lighting in the pit, and clean up the sundries in the pit.
8. Fault of compensation chain: There is chain collision sound during operation, which is caused by the increase or decrease of compensation chain. The length of compensation chain should be adjusted; Fault of wire rope tensioner of safety tongs: there is friction sound or abnormal sound of wire rope during work. Adjust the wire rope of safety tongs and replace bearings; Buffer failure: the buffer is rusty and inactive, and the amount of hydraulic oil is insufficient. Rust should be removed and hydraulic oil should be replenished.
Third, the maintenance work has ended.
1. After checking the pit, turn off the pit lighting, restore the pit emergency stop switch, and close the hall door to confirm whether the elevator is back to normal.
2. Take the elevator to the machine room, observe whether there is any abnormality during the ride, check the five-way system, turn off the car lighting in the machine room, confirm the emergency lighting, turn on the car lighting after confirmation, turn off the well lighting, close the machine room door and lock it.
3. Fill in the elevator monthly maintenance record form and ask the elevator administrator of Party A to confirm and sign it. If you have any questions, please indicate the situation on the record and state the main points. Elevator monthly maintenance record in duplicate. After Party A signs, one copy will be given to Party A and the other will be brought back to the company for filing.
