Do I have to pay the property fee every month?

Property fees are generally paid on a monthly basis, which is subject to the agreement of both parties in the property contract. According to the law, the owner should pay the property fee on time. If the owner fails to pay the property fee, the property management company can bring a lawsuit to the people, but it is not allowed to demand the payment of the property fee by improper means such as water and electricity cuts. Property fees are paid monthly, but in real life, owners can choose to pay quarterly or once a year. Property fee refers to the fees charged by property owners and users who entrust property management units to carry out daily maintenance, repair, renovation and other services related to residents' lives in residential areas, such as housing construction and its equipment, public facilities, greening, sanitation, transportation, public security and environment.

Property management content is as follows:

1, property management is safe. The property company shall take various measures to ensure the personal and property safety of the owners and users of the houses, manage the public security of the community, manage the fire safety of the community and manage the vehicles and personnel entering and leaving the community;

2. Property equipment management. Property equipment to be managed mainly includes water supply and drainage equipment, gas equipment, heating equipment, ventilation equipment and electrical equipment.

3. Property maintenance management. Property management enterprises shall, in accordance with the national property management standards, carry out maintenance and technical management of the properties they manage, including housing safety and quality management, housing maintenance technical management and housing maintenance construction management;

4. Property environmental management. Property management enterprises have the obligation to manage the environment of residential quarters to meet the standards set by the state, including pollution prevention, environmental cleaning and environmental greening.

5. Liaise with the government and public institutions on public facilities.

To sum up, the property fee can generally be paid once a month, but the specific situation needs to be determined according to the service contract signed between the owner and the residential property. According to the regulations, the advance payment period of each property fee shall not exceed six months, and the deposit shall not exceed twelve months, so the owner must carefully check each regulation when signing the property contract.

The owner shall pay the property fee to the property service provider as agreed. If the property service provider has provided services in accordance with the agreement and relevant regulations, the owner shall not refuse to pay the property fee on the grounds that he has not accepted or does not need to accept the relevant property services.

If the owner fails to pay the property fee within the time limit in violation of the agreement, the property service provider may urge him to pay it within a reasonable period of time; If the payment is not made within a reasonable period, the property service provider may bring a lawsuit or apply for arbitration.

The property service provider shall not stop power supply, water supply, heat supply and gas supply to demand payment of property fees.
