Is the property responsible for the damage of the electric car in the community?

Legal analysis: whether the owner's car is stolen in any area of the community or the owner's home depends on whether the property has the obligation to keep the owner's personal belongings in the contract signed by both parties. Generally speaking, the property management company signs an ordinary contract with the owner, that is, it is only responsible for the maintenance of public order and facilities and equipment in the community, excluding the personal property and safety of the owner. As long as the property company realizes the guard's standing guard, regular inspection and good monitoring, it can be done. If the residential monitoring is damaged and the property management company has completed the repair work, it is regarded as conscientious and does not need to compensate the owner for the loss. If the owner wants to enjoy the service of the property to his personal property and safety, he needs to sign a special service contract separately, and at the same time, he needs to bear the salary and insurance expenses of the exclusive security guard every month.

Legal basis: Article 36 of the Regulations of People's Republic of China (PRC) on Property Management, a property service enterprise shall provide corresponding services according to the stipulations of the property service contract. The realty service enterprise fails to perform the realty service contract, causing personal and property safety damage to the owner, and shall bear corresponding legal responsibilities according to law.
