One-time purchase
1. Unmarried: the original and photocopy of my ID card and household registration book, and the original social security or tax payment certificate for one month in Chengdu. Foreigners need to provide their own passport, national security bureau certificate, and proof of working in this city for more than one year.
2. Married: ID card, marriage certificate and household registration book of both husband and wife (including household registration book of minor children), and provide the original one-month social security or tax payment certificate of Chengdu. Foreigners need to provide passports from both sides, certificates from the National Security Bureau and certificates of working in this city for more than one year.
Mortgage purchase
1. Unmarried: original and photocopy of my ID card and household registration book, unmarried certificate (customers over 30 years old need to go to the civil affairs bureau where their household registration is located), credit reference certificate, income certificate, bank statement, and certificate of social security or tax payment in Chengdu for one year. Foreigners are required to provide the original and photocopy of passport, unmarried certificate (customers over 30 years old need to go to the civil affairs bureau where the passport is located to issue a certificate), credit certificate, income certificate, bank flow certificate and capital certificate.
2. Married: the original and photocopy of the ID card, marriage certificate, household registration book, credit certificate, income certificate and bank account of both husband and wife, and provide the original social security or tax bill for Chengdu for one year. Foreigners are required to provide spouses' passports, marriage certificates (proof of passport location), originals and photocopies, credit certificates, income certificates, bank accounts and capital certificates.
Legal basis: Article 45 of the People's Republic of China (PRC) Urban Real Estate Management Law stipulates that the pre-sale of commercial housing shall meet the following conditions: (1) All land use right transfer fees have been paid and land use right certificates have been obtained; (2) Holding a construction project planning permit; (three) according to the pre-sale of commercial housing, the investment in development and construction has reached more than 25% of the total investment in engineering construction, and the construction progress and completion delivery date have been determined; (four) to the real estate management department of the people's government at or above the county level for pre-sale registration, and obtain the pre-sale permit certificate of commercial housing. The pre-sale of commercial housing shall, in accordance with the relevant provisions of the state, report the pre-sale contract to the real estate management department and the land management department of the people's government at or above the county level for registration. The proceeds from the pre-sale of commercial housing must be used for related projects.
