I don't know which district you want to open a shop in. I have been to almost all the communities in Guangzhou, and the number is quite large. The following is for your reference.

High-end community of Tianhe Zhujiang New Town:

Xinghuiyuan (China Resources Road) is close to Tianhe City Business Circle, and there are no shops in the community, so it is basically impossible to open a clothing store.

Leah Bay (the southern end of Xiancun Road, adjacent to the New Provincial Museum) is located in Liede Village, and there are shops outside the community, which can be rented for use as shops.

Ming Yayuan (near the Fortune Square at the east gate of Tianhe East Road Sports Center) and Cao Fang Garden (near Dijing Square at Tianhe North Road).

Huajing New Town (an open community with shops and leisure squares on both sides of the street, which is very popular)

Linjiang District Community in Haizhu District: Most of them are like Bati Waterfront (closed community, no shops), while Xingang Road, Jiangnan Avenue and Industrial Avenue, which are similar to Jiangnan Xinyuan, can open stores in the community. The newly-built residential areas in Panyu District have a large area and low occupancy rate, such as Jinxiu Xiangjiang, Nanguo Olympic Park and Lijiang Garden. Most residents work in urban areas and buy clothes in urban areas, so although there are people, the market potential is not great. Luoxi New Town and Olympic Garden, which are close to the city, will be better. There are shops for rent in the residential area facing the street, and the construction time is earlier than that of Jinxiu and Southland mentioned above, with a large flow of people.
