Why is Fangshan house price so cheap?

My home is Fangshan. Fangshan housing prices are low, I think there are several main reasons:

1, Fangshan is located in the southwest of Beijing-the north wind and northwest wind often blow in Beijing, and the dust of the whole city floats to the south and southeast; The western and northern parts of Beijing are surrounded by mountains and rivers, and there are springs in ancient times, which is why Beijing has the saying that "the upper hand is on the water, and Haidian".

2. Fangshan's economic development started late-except Yanshan Petrochemical Zone, which contributes a lot to GDP every year, other areas of Fangshan are basically agricultural economy, and the tertiary industry is in its primitive form; Problems such as medical care, finance, children's schooling and shopping are not optimistic.

3. Yanshan Petrochemical Industrial Zone is seriously polluted and consumes a lot of water.

However, the above are all old ideas. If we look at the problem from the perspective of development, I personally think that Fangshan's housing price appreciation prospects are very good for the following reasons:

1. When Liu Qi visited Fangshan, he clearly proposed to build Fangshan into a logistics center and a biomedical industry center, and vigorously develop tourism. I don't remember the specific content clearly, only a few points related to me.

2. According to the planning of Beijing urban rail transit, the "suburban light rail" will be built in the "Suzhuang" area of Fangshan (belonging to the central area of Liangxiang) in the future. I estimate that 20 15 should be open to traffic. By then, through the rail transit network, I can go anywhere in Beijing without leaving home, and 10 yuan can go to Tianjin-I originally estimated that 10 yuan could reach all major locations in Beijing, but the subway dropped from 3 yuan to 2 yuan, and now it is so hot that it is estimated that the rail transit can reach half of the passenger flow of Line 5.

3. Fangshan Highway Construction is OK. Relying on the Beijing-Shijiazhuang Expressway, supplemented by the newly built expressways and national highways such as the Beijing-Changzhou Highway, there should be no traffic jams. Anyway, the roads are wide so far, and there are few traffic jams. Thanks to the Olympics, I have been blessed by the Olympics.

4. How well the communities such as Liangxiang, Yanhua Star City, Country Garden and Villa District have been built! Supporting equipment such as groundwater, natural gas and sewage recovery are reserved, obviously for future buildings.

5. The pollution problem of Yanshan Petrochemical Company is well controlled and improved every year. However, judging from the trend, Yanshan Petrochemical may take the road of Shougang in a few decades, shut down or move out of Beijing. I am a child of Yanshan, but I can't help it. My personal feelings can't stop the pace of the times. Very sad.

6. Fangshan is rich in tourism resources, including Shihua Cave, Yunshui Cave, Yunju Temple and Fangshang. I haven't been there much. According to my friend, everything is fine. It is faster and cheaper to go to the grassland by train from Yanshan than from Beijing.

Personally, I think Fangshan's economic take-off will definitely drive the demand for immigrants, which in turn will drive the demand for housing and lead to an increase in housing prices. However, this is just like the economic changes in China always start from East China and South China and slowly spread to North China and Northeast China, and it takes time for Fangshan to take off.

Finally, I think the problems that hinder Fangshan from taking off at present are the shortage of talents and the lack of local openness. I hope Fangshan will introduce talents in an eclectic way.
