So what conditions do foreigners need to buy a house in Shenzhen? How to calculate the loan? What are the requirements for settlement?

1. What are the requirements for buying a house in Shenzhen?

The first condition for foreign hukou to buy a house in Shenzhen is that there is no house in Shenzhen, and only one house can be restricted in Shenzhen. If you get married, you need both husband and wife to have no real estate in Shenzhen before you are eligible to buy a house.

Secondly, you must pay taxes or social security in Shenzhen for more than three years continuously, and provide proof of payment (you can't break taxes or social security, and you have to recalculate the continuous years if you break one month).

Meet the above two conditions, you have the qualification to buy a house in Shenzhen. With the qualification to buy a house, you can consider the loan problem.

Second, the foreign loan policy

Foreign hukou buys a house in Shenzhen, and the loan policy is basically the same as that of locals.

If there is no mortgage record before, the minimum down payment is 30%; If there is a mortgage record before and it has been paid off, a down payment of 50% is required; If there is no record of 1 mortgage settlement before, it is also a down payment of 50%.

If two or more mortgages have not been settled before, it is not allowed to continue lending in Shenzhen.

3. What conditions should foreigners meet before they can settle in Shenzhen?

At present, Shenzhen has settled down according to two policies. One is the talent points policy, that is, when the points reach 100, you can apply for household registration, which is suitable for people with college education or above.

The conditions and specific standards for the settlement of Shenzhen points are as follows;

Full-time junior college students under the age of 35, with normal social security, can directly apply for household registration;

Full-time college students over the age of 35 are 70 points and need to pay social security for another 4-5 years;

Full-time undergraduate students under the age of 45, with normal social security, can directly declare their families;

Part-time undergraduate students can add 80 points, and they need to pay social security for more than 3 years in Shenzhen;

Part-time junior college can add 60 points. Even if Shenzhen social security has been paid for more than 5 years, you need the company to declare 10 points for you, so that the points can be just right.

Simply put, settling down depends on education, age and social security.

The second type, pure points into the home.

From now on, Shenzhen will begin to implement the policy of pure points to households. Applicants' integral scores are arranged from high to low, and they are settled from high to low according to the settlement index of the year. The opening index of Shenzhen last year was 10000.

The application time for pure points is from June 24th to September 30th every year. Different from the settlement of talent points, the pure points policy does not include academic qualifications in the calculation standard of points, and has the following requirements for applicants:

Men under 55 years old and women under 50 years old;

Hold a valid residence permit in Shenzhen Special Economic Zone;

The owner who legally owns a house in Shenzhen (or rents a house in Shenzhen) and participates in Shenzhen social endowment insurance on time according to law has been 5 years old;
