The process of real estate registration is as follows:

1. Initial registration of developers is a necessary prerequisite for handling real estate licenses. Real estate development enterprises shall, within 60 days from the date of delivery of commercial housing, submit the information required for the registration of housing ownership to the administrative department where the housing is located;

2, the management department to receive and fill in the "housing ownership registration application form";

3. To receive the mapping map, you can apply to the housing area metering station designated by the developer and receive the mapping form, or you can go directly to the developer with your ID card, or you can apply to the registration department for mapping the housing area;

4. Obtain relevant documents. These documents include the purchase contract, the house statement and the copy of the real estate license. The completed application form needs to be reviewed and sealed by the developer;

5. Pay public maintenance fund and deed tax;

6. Submit the application materials and be responsible for the authenticity of the application materials;

7. Get the real estate license according to the specified time.

Legal basis: Article 2 14 of the Civil Code of People's Republic of China (PRC).

The establishment, alteration, transfer and extinction of the real right of real estate that should be registered according to law shall take effect when it is recorded in the real estate register.

Article 2 15

A contract concluded between the parties on the establishment, alteration, transfer and elimination of the real right of immovable property shall come into effect upon the establishment of the contract, unless otherwise provided by law or agreed by the parties; Failure to register the real right shall not affect the validity of the contract.
