Article 8 Advertising

The property insurance of the goods handled by the lessee shall be handled by the lessor (the lessee shall handle it himself), and the insurance expenses shall be borne by the lessee.
Article 11 The deposit for consumer rights and interests
On the delivery date of the commercial space, the lessee shall pay the lessor a consumer rights deposit of RMB. Article 12 Rights and obligations of the lessor
1, lessor's rights
(1) Formulate market management rules and regulations, and assist the relevant administrative departments to stop the market operators from making and selling fake and shoddy products and other acts that disrupt the market operation order;
(two) set up a complaint point to accept complaints and mediate, and cooperate with consumer associations and relevant administrative departments to investigate and deal with consumer disputes in the venue;
(3) Set up legal and qualified reinspection measuring instruments that meet the specified quantity requirements;
(4) Statistics of market transactions and regular submission to local statistics and industrial and commercial departments;
(five) stop occupying the road in the market planning area, building, setting up stalls or mobile business activities and off-site business activities;
2. The obligations of the lessor
(1) Ensure that the water, electricity, fire protection, safety, sanitation and other facilities in the market meet the use conditions and relevant standards, and undertake maintenance responsibilities as agreed.
(2) Ensure that the entrance of the venue is smooth and the surrounding environment outside the venue is clean and tidy;

Article 13 Rights and obligations of the lessee
1, the rights of the lessee

(3) After the expiration of the lease term, if the lessor continues to lease the business premises, the lessee has the priority to renew the lease under the same conditions;
(4) Have the right to know the income and expenditure of related expenses such as property management;

(1) operate in accordance with the law, operate in good faith, abide by the rules and regulations of the market, and ensure that the licenses are complete, the prices are clearly marked, the operation is bright, and taxes (fees) are paid according to regulations;
(2) Do not sell fake and shoddy goods, "three noes" goods, fake and shoddy goods adulterated and other goods prohibited by laws and regulations;
(three) care for market facilities, cooperate with and assist the lessor to do a good job in market property management, and maintain market order and safety;
(4) When purchasing goods, the lessee shall check the quality of the goods and keep the original invoices, documents, contracts, etc. Be able to prove the source of goods according to the specified requirements, and establish the purchase ledger.
(5) The lessee shall, under the supervision of the relevant administrative departments, destroy or treat the goods that fail the rapid qualitative inspection;
Article 14 the closure of the market
If the market is closed for any reason, the lessor shall notify the lessee 60 days in advance, and both parties shall settle the relevant financial procedures within _ _ _ _.
Article 15 Liability for breach of contract
1, the lessor's liability for breach of contract
(1) If the venue is not provided according to the agreed time, the lessee shall be paid a penalty of _ _% of (month, year) rent for each day overdue. If the lessee fails to provide the site within a reasonable period after being urged, the lessee has the right to terminate the contract;

2, the lessee's liability for breach of contract

(4) If the business premises are subletted to others without the consent of the lessor, the lessor has the right to terminate the contract;
(5) If the business premises are seriously damaged due to fault, it shall be liable for compensation for the losses;
Article 16 dispute settlement methods
Any dispute arising from the performance of this contract shall be settled through negotiation by both parties or mediation by the administrative department for industry and commerce. If negotiation or mediation fails or both parties are unwilling to negotiate or mediate, it shall be settled in the following way:
