What's it like to live in a community abandoned by a property company?

The house bought in 2OO3 was withdrawn on 20 13 in the voice of some owners to defend their rights. The owner wants to enjoy a high standard of service without spending money, but the property fee 10 does not rise, so he can't bear the loss and quit. The community was composed of several "activists" and began to manage the community. A few months later, the owners generally did not pay property fees. Set up a shed, occupy a parking space, and divide the property left by the property in the community for personal use. The industry Committee will quit if it doesn't receive the fee. The owner couldn't grab the parking space, so he stuck his private car in the passage for a few days, and all the cars couldn't get out. After calling the police, the police will order the owner to drive away. No one in the community is worth noting, and thieves sometimes appear in the community and lose their sense of security. I lost something and thought it was bad luck. The most unbearable thing is that no one cleans, and the thick dust in the corridor is only cleaned by the owner during the New Year, and the garbage is not removed. At the beginning, the owner threw the garbage on the road when he left the community door, and the aunt who cleaned the community threw the garbage back to the community door, plus a lesson statement. Later, it became a garbage dump. The garbage piles are getting bigger and bigger, and the garbage ferments, giving off a bad smell, as well as smelly water flowing from the bottom of the garbage pile. People must walk around it. The activity of creating a civilized city is that the community carries away garbage. That is, many property companies that joined the community under the arrangement of the government stopped because of the glorious history of not paying fees in the community. Finally, the residential property company moved into the residential area, and the property fees paid by the owners were much higher than before.' It turns out that the property fee paid by the owner is 20 cents per square meter, and it takes 100 square meters to get to 20 yuan. The residential property costs 5 cents per square meter, and the monthly parking space in 60 yuan is RMB 100 per household. The cost is high, and the owner has also recognized it. The original "activists" rarely appear in the community, which is really a bit like a street mouse. They sold their houses one by one and left the community. No matter what kind of decision the property has, the owners have no right to defend their rights and have no quarrel with the property, because everyone has experienced the painful experience of being left unattended, and it is not easy for the property to come to the community, and they don't want to be enemies with the property again. Everyone thinks that the community must be managed by someone and cannot be separated from the property company.

This is my experience, my experience. I have different views from others. I told them to remind some people to cherish what is in front of them and not to take the old road that our community has taken.

A neighborhood near me has no property for six or seven years. It was the property that drove it away. Maybe it's the industry Committee (I'm not in their community, I don't know how to operate, but because there is no property autonomy, everyone knows). The cost is very low, and people are hired to do cleaning and maintenance. So does the doorman. I've been there a few times, and it feels good.

Freedom. There is no need for property management, garbage can be thrown at will, cars can be parked at will, and whoever occupies them will be owned by him. Street lamps can be turned on or off because no one pays the electricity bill. People can go in and out without looking at the gate. Of course, vegetable sellers and waste collectors can go in and out at will. Some people cry and dream of becoming such a community and living such a life.

What do you mean abandoned by the property company? It is the property management company that forces service management. It is true that they are willing to give up the pipe. Most owners will send drums and music together.

My house in my hometown has no property. The school built its own house, two buildings, 180 households, all of which lived with colleagues.

The property management company thinks that our community is too small to make money and has never solicited our business. We are autonomous and don't feel any inconvenience.

Our former "director of the industry Committee" (self-styled) was the director of our school, so what happened at the school meeting, I will say by the way. Later, a foreigner bought the house here and had to notice it separately.

Community health has always been that every family in the corridor is responsible for "going up" and "going down" two stairs and windows, and the first floor is responsible for the door of the unit. As for how the two houses are on duty, it should be negotiated by both parties.

The public places downstairs used to be green spaces, where people grow vegetables. Anyone who wants to eat, just shout downstairs and pick it yourself. Later, it hardened and became a parking space, one for each family.

The sanitation in the yard has been kept very good. When there is garbage, we will engage in collective activities and work together, such as scraps of paper left by firecrackers in the New Year, such as hay in autumn.

Garbage removal, because the outside of the community is the main road, there are public trash cans, everyone carries them in the past, and the city sanitation vehicle carries them away.

Water, at that time, there was no water meter, and each family paid it to 200 yuan once a year. Later, there was a water meter, and no one copied the numbers, but they were handed in as usual.

Gas was once used in gas tanks. Last year, the government unified the pipeline gas, and a special company was responsible for it, just like other communities.

Now pay the electricity bill by mobile phone.

Heating used to be an independent boiler, and someone was hired to take charge. Every household has paid the money according to the last year's expenses, and refunded more and made up less.

I went home for the New Year in 2000, just in time for the epidemic. Party member, the owner (retired director) in the WeChat circle, said that someone should be on duty at the gate of the community and disinfected every day. My wife and I signed up and waited for ten days to line up. I roughly calculated that almost every family has party member.

Now the community is asking for advice on installing elevators, and the most answered sentence in the group is "anything will do." I suspect it was copied and pasted.

I've been transferred to work for ten years, so I won't live there for ten years, but only go back for a few days during the Chinese New Year. But I never intended to sell that house. Although it looks old, there is no elevator and no green space, I like the atmosphere there very much and have always wanted to go back to live after retirement.

Tell me something that happened to us a few years ago.

Background: Old single residential area in Chongqing. One staircase, 4 households, 28 households. Business on the first floor, 8 households. The monthly property fee is 50 yuan, and the bottom business is 32 yuan. There used to be a master who kept the door clean, but he quit and found another property manager just to clean.

The cause of the incident was that the unit sewer collapsed, sewage poured into the first floor, and the property could not be opened with bamboo poles for 2 days. On the first floor, several families asked the property to take back the electric card in the building, which meant that the property was evicted and the property did not say anything. After all, the work is not in place (in fact, now I think the property is just dragging on, after all, everyone has gathered together to repair the old building in overhaul fund).

The first floor is uncomfortable, and everyone's life has to go on. Fortunately, everyone gave their share of the money (except one on the fourth floor, who was originally responsible for it, but later failed to pay it because of the confusion of reimbursement on the first floor) and found someone to repair it.

The climax came, the property management was gone, but the garbage was ignored. The garbage in the garbage chute is on the fourth floor. It doesn't matter if the door on the first floor is open, but it's moldy upstairs, especially on the 234th floor. It's summer. It seems to be August. It smells terrible and maggots are crawling everywhere.

Finally, when I came back from a business trip, I found a few more people to write authorization letters overnight to invite the original property back.

While handling the garbage, I pulled the cart.

Experience: The owner of social life must first learn self-discipline and compromise. Today, you put a mop outside, and tomorrow, someone will put a shoe cabinet in the corridor. If you need a property manager, others think you are just a cleaning manager. No answer

I still hope that everyone can give full play to the responsibilities and voting rights of owners, actively participate in the legal framework and live an optimistic life.

Must be uncomfortable. Once the community gives up management, you basically don't have to consider the environment. If the quality is poor, litter casually. When the environment is bad, stray cats and dogs like to gather. By the way, bugs and lice are bad enough. It's bad enough to think about it They all moved out in a place with some conditions, and then some rented out their houses. The population was very mobile, and the sense of security in the community was lost. Open the community, everyone can be idle. Add it yourself. Abandoning residential houses is a big drop. . .

Now they are all labor dispatch companies, and you can find a labor service company to do everything. Security companies, landscaping companies, power supply companies, water supply companies, heating companies, housekeeping companies and other controversial communities can do it for you.

There is no real estate where I live. I take the garbage to the trash can in the street and clean the stairs myself. My life is good and clean. No garbage. Property is useless except cleaning workers and students. When the community is big, it is necessary. If it is a small matter, everyone should be self-disciplined.

It is better without property, and property does not play much role. There is an extra charge for paying the property fee.
