Can the store sublease transfer the property fee?

If the lessor and the lessee agree that the lessee shall pay the property management company the property fee, and the property management company has confirmed it in writing, then the property management company can no longer ask the lessor to pay, otherwise the property management company still has the right to ask the lessor to pay. In other words, the agreement that the lessee pays the property fee to the property company must be confirmed by the property company.

2. Does the store allow the lessee to transfer?

Only after obtaining the consent of the lessor or the ownership of the leased house afterwards can the subletting behavior be recognized as effective.

(2) The lessee shall check the original property right of the owner, the original house lease certificate and the original ID card of the owner. Moreover, the property owner of the property right certificate is the same as the ID card. And ask for a copy as an attachment to the rental contract.

(3) If the lessor sells the leased house, it shall notify the lessee within a reasonable period before the sale, and the lessee has the preemptive right under the same conditions.

Determine the identity of the transferor and see if he is the property owner of the storefront.
