The property signs a service contract with the owner, and the property provides services for daily maintenance, repair and transformation of houses, buildings and their equipment, public facilities, greening, sanitation, transportation, public security and environment in the residential area, and the owner needs to pay the corresponding property fees.

I. Provisions on the maximum amount of overdue fine for property fees

1、20%

2. The property management company may collect late fees according to the property service contract, and the late fees for property management fees shall not exceed 20%.

Second, how to calculate the late fee for property fees?

1, the daily late payment fee can be converted into monthly late payment fee, and three thousandths of 30 days is 0.003×30=0.09. Because the membership fee is paid every month, this is a continuous and dynamic algorithm, which looks very complicated, but it is actually regular. In mathematics, this is a typical arithmetic progression.

2. The formula of the sum of the first n items in arithmetic progression is Sn=N(A 1+An)/2, where Sn is the overdue fine payable, n is the number of months in arrears, A 1 is the overdue fine for the starting month of arrears, An is the overdue fine for * months, A 1=0.09NF, and An=0.09F NF

3. In fact, the overdue days may exceed the whole period. In order to include the overdue days, this formula can be improved to sn = 0.045fn (n+1)+0.003f (n+1) × t, where t is the number of days overdue.

4. Different regions charge different standards for property fees. * Some residential property fees are relatively high, and the property fees are divided into several grades. But if you don't pay the property fee for a long time, there will definitely be a late fee, and the daily late fee is 3‰.

Third, the property fee payment standard

1. The late payment for the property management fee is stipulated by the property management companies and will be reflected in the property service contract signed between the owners and the property management companies. It will be agreed to collect late fees for overdue property management fees, and the overdue time and the proportion of late fees will be agreed by both parties in the property service contract.

2. Property management companies have the right to charge a certain late fee for unpaid property fees, but this is only the usual regulation of the industry. The property management company can only apply to the court for this right, not directly from the owner, and the proportion needs to be judged by the court.

3. With regard to the use of late fees for property fees, the facilities owned by the owners are mainly used for advertising, housing and other activities, and the use must be approved in writing by the industry committee, and all of them are owned by the owners.
