Municipal talent housing refers to the talent housing directly raised by the municipal government, which is only for qualified personnel to rent, not for sale, waiting for rent and turnover.

I. Scope of protection

Top talents (Class A), leading talents (Class B), high-end talents (Class C) and outstanding talents (Class D) introduced by the municipal level after June 8, 2020;

Full-time doctoral students under the age of 45 (inclusive), full-time master students under the age of 40 (inclusive), full-time undergraduate graduates under the age of 35 (inclusive) who will be employed in schools, hospitals and research institutes managed by municipal authorities (including units in Weifang) and municipal departments after June 8, 2020, and 45-year-old students enrolled in the national unified recruitment plan after 20 17. The lease term of talent housing is 2 years at a time, with a maximum of 3 leases. The first lease term of doctoral students is rent-free, and the rent standard of other types of talents is determined by 30% of the market rent of similar quality houses in the same lot; The rent standards for the second and third lease periods are determined according to 50% and 70% of the market rent of similar quality houses in the same lot respectively. If the stock of non-residential housing is used as talent housing and the affordable housing project is confirmed, the water and electricity charges shall be implemented at the price of residents' water and electricity, and the property service fee shall not be higher than the government-guided price of property service charges in the early stage of residence.
