Four. Other terms:
1. The purpose of this agreement is to clarify the cooperation intention of both parties. 2. Fourth, the rights and obligations of the three parties
1. Intermediary As the intermediary of this lease, it should try its best to mediate the two parties to reach an agreement and sign a contract, and actually perform it. If the lessee and lessor reach an agreement and sign a contract under the mediation of the intermediary, both parties shall pay the intermediary service fee to the intermediary, and the specific amount shall be subject to the agreement between the two parties and the intermediary.
2. The Lessee guarantees that the use of the leased premises conforms to the stipulations of this contract, and that the advertising shooting is legal. If the lessee uses the leased house in violation of this contract, the lessee has the right to unilaterally terminate the contract and investigate the lessee's liability for breach of contract.
3. During the lease term, without the written consent of the lessor, the lessee shall not sublet the leased house to a third party or cooperate with others in any form. If the lessee commits the above acts, it will be regarded as a fundamental breach of contract, and the lessor has the right to notify the lessee in writing to terminate this agreement, and has the right to confiscate all the money paid by the lessor.
4. The leased house guarantees to deliver the leased space for the purpose of this contract to the lessee within the time limit agreed in this contract.
5. The lessor guarantees that the lessee can use the leased premises as scheduled as agreed in the contract. If the lessee fails to use the leased premises in time as agreed in the contract or cannot continue to use the premises during the use due to the lessee's fault, it shall be deemed that the lessor has breached the contract, and the lessor shall refund the rental fee paid by the lessee and pay 40% of the total contract amount to the lessee as liquidated damages.
