First, the classification of property service levels in each district (city) and county should be in accordance with the local standard of Sichuan Province (region) "Classification of Residential Property Service Levels" (DB 510100/T073-201hereinafter referred to as "Standards") and the Municipal Housing Authority and the Municipal Quality Supervision Bureau "About Sichuan Province (region)

Second, the central city (Jinjiang District, Qingyang District, jinniu district, Wuhou District, chenghua district, High-tech Zone, the same below) ordinary commercial housing (excluding villas and other high-end housing) early property service charges and affordable housing property service charges take the contract billing method, and the charging standard is implemented in accordance with the "Chengdu Central City Property Service Level Government Guidance Price Charging Standard" (see Annex 1). In other districts (cities) and counties, the government-guided price standard of property service charges shall, in principle, be formulated by the local government price department in conjunction with the real estate management department at the same level in combination with local conditions on the premise of not being higher than the government-guided price standard of the central city.

Three, the property service agencies to provide one to four levels of property service standards, property service charges should be implemented in accordance with the corresponding level of fees.

Fourth, the residential property area that intends to adopt the five-level property service standard, the construction unit shall, before bidding for the property service project in accordance with the law or signing the employment agreement, report to the district (city) county real estate management department for approval with the "Record Form for Approval of Early Property Service Level and Charge Standard" (hereinafter referred to as the "Record Form for Approval") and the prescribed materials. After the construction unit applies to the district (city) county price department for filing with the approval filing form approved by the real estate management department, the property service level and charging standard determined according to the approval filing form shall be clearly defined in the bidding documents or the approval form for the selection and appointment of property services in residential property communities.

5. During the renovation of residential buildings in the central city, the relevant service fees charged by the property service agencies shall be implemented according to the following standards, and it is clearly stated in the signed residential interior decoration management service agreement: the decoration service fee shall be charged according to the construction area, and it shall not exceed 0.04 yuan/m2-day with elevators and 0.03 yuan/m2-day without elevators; The cleaning fee of decoration garbage entrusted by the realty service agency shall be charged according to the standard that the construction area is not higher than 2.5 yuan/m2. Other districts (cities) and counties outside the central city shall not charge residential decoration service fees and garbage clearance fees higher than the above fees.
