Legal analysis: The procedure of property renewal is as follows: If the property service contract expires three months ago, the owners' committee can organize the owners' meeting to vote on the renewal or termination of the property service contract, and more than half of them agree. Then, according to the voting situation of the owners' meeting, the employment can be renewed or dismissed. If they are fired, we can choose a property service enterprise through bidding. Without the owners' committee, the property service contract is a contract signed by the construction unit and the property management company. It will generally be postponed until the owners' committee signs a new property service contract.

Legal basis: Article 948 of the Civil Law of People's Republic of China (PRC), after the expiration of the property service period, if the owner fails to make a decision to renew or select other property service providers according to law, and the property service providers continue to provide property services, the original property service contract will remain valid, but the service period is uncertain. Both parties may terminate the indefinite property service contract at any time, but shall notify the other party in writing 60 days in advance.
