First, check in:
1. Payment method of property management fee for parking space and storage room: UnionPay card payment (preferably credit card)+cash;
2. In order to save the check-in time, please fill in the relevant agreement in the check-in notice issued by Beijing He Lin Property Management Co., Ltd. in advance.
Second, the materials to be carried:
1. ID card (original) and copy (1 copy) of the employee who purchased the house;
2. If the client entrusts others to check in, the client shall carry the power of attorney (see attachment for download) and a copy of the client's ID card;
3. Recent 1 inch color photos of employees who purchase houses (2 photos);
4. Owner's information card, public security fire safety agreement, underground storage room management service agreement and underground parking lot property management service agreement issued with the occupancy notice.
Third, check-in procedures:
1, wait for the call at the designated place;
2. According to the building number, unit number and floor number, the staff guide the staff to the signing office to wait for the signing;
3. Verify the identity of the faculty at the signing office, and sign the commitment letter, public security fire safety agreement, parking space management service agreement and basement storage room management service agreement;
4. Pay the property management fee for the storage room and motor vehicle space of the toll station;
5. Fine-decorated residents receive the A key and the list of items at the key collection office, and go back to the room to verify whether the items are complete;
6. Sign and confirm the list of items and return it to the key collection office;
7. Issue B key and maintenance report, etc.
8. Teaching staff should verify the owner's document receipt form and sign it for confirmation.

Underground garage and storage room for rent.
In order to make full use of the underground space of buildings 6, 7 and 8 in Bairuyuan Community, the school decided to rent the underground space as a parking space and storage room to the faculty who bought buildings 6, 7 and 8 in Bairuyuan Community. The specific rental method is as follows.
Article 1. Rental targets of underground storage rooms and underground parking spaces: All the teachers and staff of our school who have purchased Buildings 6, 7 and 8 of Bairuyuan Community are limited to rent one storage room and one underground parking space per household on a voluntary basis.
Article 2 Selection scope of underground storage room and underground parking space
The selection range of storage rooms and parking spaces in Bairuyuan Community refers to the storage rooms and parking spaces on the ground floor 1 to the third floor of Buildings 6, 7 and 8. See the attached table for the specific quantity and area.
Article 3 Selection principles of underground storage rooms and underground parking spaces
The selection of underground parking spaces and storage rooms shall be based on the principle of house selection order and proximity, that is, the faculty and staff on the same floor shall choose houses within the designated scope of the building according to the actual house selection order of Buildings 6, 7 and 8 in Bairuyuan Community.
Article 4 Lease period and rent of underground storage rooms and underground parking spaces
1. Underground parking spaces and storage rooms are leased to the residents of this building in the form of long-term lease, and the lease period is the same as that of the house. In case of force majeure such as war or major natural disasters, the lessee must vacate unconditionally within the prescribed time limit and hand it over to the school for unified arrangement.
2. The rental fee for each underground parking space is 60,000 yuan; Storage room rental fee is charged at 3000 yuan per square meter (usable area).
3. The management fees for underground parking spaces and storage rooms shall be paid by the lessee to the property management unit separately every month.
4. Underground parking spaces can also be rented to the residents of this building in the form of short-term lease. The rental fee for each underground parking space is determined by the school once a year, and is temporarily charged by 300 yuan at 20 12 per month (the parking space management fee is paid by the tenant to the property management unit separately every month).
Article 5 Principles for the use and management of underground storage rooms
Underground storage room is included in the scope of property management, and its function can only be used as storage room. Strictly abide by the relevant provisions of the Administrative Measures for the Safe Use of Civil Air Defense Works and General Basements in Beijing. They shall not engage in production or business operations, arrange personnel to live in underground storerooms, store inflammable and explosive dangerous goods, toxic and harmful and radioactive substances, keep animals such as poultry and livestock, store articles that do not meet the requirements of public security, environmental protection and hygiene, and sublet them to others for use.
Article 6 These Measures shall be implemented as of the date of promulgation.
