Which department manages the residential parking lot?

Legal analysis: Different parking lots are managed by different departments.

1. A manned parking lot. Civil air defense property belongs to the civil air defense office and is managed by the property management company.

2. Ordinary underground parking lots and residential unit parking lots are managed by property companies.

3. The public parking lot originally invested by the government or the market is managed by a specially established management company.

A parking lot is a place for vehicles to park. There are simple parking lots with only painted parking spaces and no one to manage the charges, and there are also paid parking lots equipped with entrance and exit gates, parking managers and time cashiers.

Modern parking lots usually have automatic timing and charging systems, closed-circuit television and video recorder systems. The legal responsibility of parking lot owners and administrators is usually only to provide parking places for drivers, rather than to protect their vehicles from damage or loss.

Legal basis: Article 276 of the Civil Code of People's Republic of China (PRC). In the building division, the parking spaces and garages planned for parking cars should first meet the needs of the owners.

In the building division, the ownership of planned parking spaces and garages shall be agreed by the parties through sale, gift or lease.

Parking spaces that occupy roads or other venues owned by the owner for parking cars shall be owned by the owner.
