No tenant deposit is required and no property fee is paid.

Legal analysis: you can ask for property fees. If the tenant defaults, the deposit will only be regarded as liquidated damages! The property management fee should be paid by the tenant alone!

Article 707 Where the lease term is more than six months, it shall be in written form.
