What should be paid attention to in the renovation of old houses?

First, understand the property management regulations

For the renovation of new houses, we all know that we need to apply for filing in the property, but it is easy to ignore this problem for old houses. There are relatively many problems involved in the renovation of old houses. Be sure to go to the property to understand the relevant regulations before decoration, and understand the matters needing attention such as demolition and decoration, garbage cleaning, material handling and decoration noise. ?

Second, understand the housing structure.

Most of the original design structures of many old houses are unreasonable, especially some old houses before 2000, with small kitchen and bathroom space and small living room area. Therefore, during the second renovation, most of the buildings will be demolished and reconstructed, and the premise of structural demolition and reconstruction is to understand the structural condition of the building wall and clearly distinguish which houses belong to the load-bearing wall, which belong to the light wall, which can be demolished and which are forbidden to be demolished.

Among them, the structures that cannot be dismantled mainly include the following aspects:

1, all indoor load-bearing walls are forbidden to be demolished;

2. It is forbidden to dismantle the external walls of buildings (whether bearing walls or not);

3. It is forbidden to dismantle bearing beams and columns;

4. Brick walls and concrete walls are prohibited from connecting balconies;

5. It is forbidden to expand the size of the hole of doors and windows on the original load-bearing wall;

6. Indoor main sewer pipe, kitchen flue and bathroom ventilation pipe.

Third, understand the laying of residential circuit conduits.

There are two situations. First, in earlier houses, such as houses before 2000, most of the original pipeline designs were unreasonable, and the pipeline aging was more prominent. In this case, it is suggested to replace all the circuit systems and make a new design plan. However, for some houses after 2000, if the quality of circuits and pipelines laid by the original developers can continue to meet the requirements of subsequent use, it is suggested that all systems can be reformed on the original basis. Whether the original circuit pipeline is reasonable can be mainly seen from the following aspects:

1. Does the incoming wire diameter meet the requirements for subsequent use?

2. Is the circuit loop design reasonable?

3. Does the indoor wire diameter and material meet the requirements?

4. Does the laying of circuits and pipelines meet the requirements?

Four, understand the original house sewer laying.

This item mainly includes the following contents: water inlet pipe position, kitchen and bathroom drainage pipe position, toilet drainage pipe position, washbasin drainage pipe position, shower drainage pipe position, sink drainage pipe position, kitchen and bathroom top drainage pipe height, etc. The laying method of waterway pipeline is open laying or concealed laying.

Understand whether the ventilation duct of kitchen flue is unobstructed.

Many old houses, due to some illegal decoration construction, put a lot of construction waste into the flue or flue, resulting in poor smoke exhaust, or directly remove the flue or ventilation pipe. For this problem, it is best to test the smoke exhaust and ventilation effect of the flue/ventilation duct before decoration, and at the same time find out whether there are neighbors upstairs and downstairs illegally dismantling and modifying the flue ventilation duct.

Six, understand the quality of indoor metope and top surface treatment layer.

Most of the old houses will have problems such as cracking, hollowing, delamination and mildew on the top surface of the wall, which need to be dealt with again during decoration. The inspection mainly includes several aspects: whether the cement mortar, gypsum plastering layer and putty layer on the wall are solidified, whether there is hollowing and delamination, and how the putty on the wall is resistant to water. If the quality of basic treatment materials is poor and the foundation construction is unqualified, it is suggested to remove them, and then the top surface of the wall should be treated at the basic level again.

Seventh, check the floor of the house.

This mainly includes the thickness of the floor, the laying of the ground pipes, whether the kitchen and bathroom floor has a cushion higher than that of the indoor living room bedroom, and whether the balcony floor has a cushion.

8. Is the balcony wall insulated?

For the old houses before 2000, most balcony walls were not insulated. For the northern winter area, it is suggested that the interior of the balcony should be insulated, and then the decorative layer should be tiled or painted.

Nine, check the quality of the window

Most of the windows in old houses are flat iron, casement windows or push-pull plastic steel windows. Compared with the commonly used broken bridge aluminum window, its sealing, heat preservation and sound insulation performance are poor. It is recommended to replace the original window if it is reinstalled. However, this renovation and replacement is not a small expense and needs to be understood in advance.

Ten, coordinate neighborhood relations.

For the new houses, most of them are renovated at the same time, and they have not moved in, that is, there is no problem of noise disturbing people. For the old house, because the neighbors next door, upstairs and downstairs have moved in, during the construction process, material handling, garbage cleaning and decoration noise will have a certain impact on the lives of neighbors. Communicate with neighbors in advance and say hello to avoid unnecessary neighborhood disputes caused by decoration.
