Home visit is a very important quantitative research method in property satisfaction survey, because it can obtain more comprehensive and in-depth information of owners, so it is widely used in market survey. Under normal circumstances, the information consultation in the study room takes the form of home visits to the units where the owners often live, such as houses, office buildings and merchants.

The general process is as follows:

Access process of information consultation in study room

Because home visit is a face-to-face interview with the owner/tenant through the interviewer's door-to-door, its operation is much more difficult than other property satisfaction survey methods, such as telephone survey and online survey. Therefore, the information consultation in the study room is also the key to determine the success or failure of the home visit project. Next, according to the property satisfaction survey, we will introduce the operation process of each stage of home visit project in detail to help you understand the key and difficult points of home visit.

Task acceptance stage (preparation stage)

After communicating with customers to confirm the survey object, survey content, survey sample size and other matters, the Information Consulting Project Center of Shanghai Research Office gives tasks to the data collection center (also known as the "execution center"). After receiving the task, the data acquisition center will do the following work:

1, accurately understand the specific requirements of the project.

2. Formulate the project implementation progress: material preparation, training materials, training organization, on-site implementation and supervision, questionnaire review, data entry and data preliminary examination.

In the whole process, the data collection center should communicate with the research center and the project center in detail to deeply understand the research purpose and survey sampling rules of the project. Understand the contents include:

Project background and research purpose

L requirements for qualified samples

L sample size and distribution

L time limit

Personnel training and home visits

After making good preparations, go to the information consultation data collection center of the study room and start organizing the training of interviewers. The training content includes:

1, sampling rule training

2. Visiting etiquette/skills training

3. Explain and fill in the questionnaire.

4. Execution agreement signing (execution work agreement, project confidentiality agreement, integrity agreement, etc.). )

After a series of training work, we began to conduct field home visits.

1, calculate the sample distribution

After arriving at the project, the on-site executive communicates with the property to understand the basic information of the project (number of buildings, floors, number of owners, etc.). ). According to the planned survey sample, calculate the sampling number of each building and sub-floor. For example, there are 8 units in Building ***4 in a residential area, and the floor is 10, and the sample is planned to be investigated 100. Then, 25 households are selected from each building during the site visit, and each unit randomly selects 12- 13 households, so each floor is randomly selected.

2, divide the walking route

In order to complete the home visit more efficiently and scientifically, the on-site executive director of information consultation in the study room divides the blocks according to the project buildings, assigns corresponding visitors to make home visits, and requires visitors to copy the room number information visited by each building. Under normal circumstances, the executive director will lead the interviewer to walk around the project, get familiar with the site environment, observe the number of households in each building, and then arrange the interviewer to see the house according to the right-handed principle.

When collecting the visit registration form, the executive director checks whether there are any inconsistencies or errors in the visit and whether the contents are clearly filled in. In the review of questionnaire collection, we will pay a telephone call back to the questionnaire to ensure the accuracy of the survey data.
