How to pay the high-rise elevator property

Decree No.504 of the State Council of the People's Republic of China promulgated the Decision of the State Council on Amending the Regulations on Property Management, which came into effect on June 10, 2007.

Article 22 The construction unit shall formulate a temporary owners' convention before the sale of the property, and make an agreement on the use, maintenance and management of the property, the interests of the owners, the obligations that the owners should perform, and the responsibilities that they should bear if they violate the convention.

The temporary owners' convention formulated by the construction unit shall not infringe upon the legitimate rights and interests of property buyers.

Elevator fees are generally included in property management fees. The following is the elevator charging standard in a certain area (formulated by the local price bureau).

Four, high-rise residential elevator by the technical supervision department inspection and issue the elevator inspection report, can charge the elevator operation fee. In principle, the elevator operation fee is charged according to the number of rides, 0.20 yuan per person (the last time). The collection method of elevator operation fee shall be determined by the owner and the property management company through consultation. If the owner or property user changes the nature of the use of the house, the elevator fee shall be determined through consultation between the property company and the owner.

For elevators operated by credit card, in principle, elevator cards are issued according to the number of permanent residents in the family. No fees shall be charged for the initial issuance of elevator cards, and the fee for reporting the loss shall be approved by the Municipal Price Bureau.
