According to the relevant provisions of the Contract Law of People's Republic of China (PRC), through friendly negotiation, the following agreement is reached on the matter that Party A rents the facade house it owns to Party B:
I. Description of the leased facade
1. Party A will lease the facade house located at StreetNo. to Party B for operation. The building area of this facade is * * * square meters.
2. Party A must guarantee the full ownership of the leased house, and ensure that the house and the land use right within its scope are not used for mortgage guarantee.
Second, the purpose of renting a house
1. The house leased by Party B is used for commercial facade.
2. Party B promises to Party A that during the lease period, Party B shall not change the original structure and use of the facade without the prior written consent of Party A and the approval of relevant departments as required.
Third, the lease term.

Four. Rent and payment method

3. All expenses, taxes and debts arising from Party B's operation shall be borne by Party B itself.
4. Party B shall not use the house to engage in illegal business or any illegal and criminal activities.

Seven. Lease renewal
When the lease expires, if Party A intends to renew the lease, Party B has the preemptive right under the same conditions, but it must submit a written application to Party A two months before the lease expires.
Eight. Alteration and termination of the contract
1. In case of any of the following circumstances, Party A has the right to terminate this contract:
(1) Failing to pay the rent within the agreed time limit for more than 60 days.
(2) During the lease term, the structure or use of the leased house is changed without the written approval or consent of Party A, and it has not been repaired within a limited time after being notified by Party A in writing. ..
(3) During the lease term, sublease or transfer the leased house without the written approval or consent of Party A..
(four) engaged in illegal business and criminal activities.
2. In any of the following circumstances, Party B has the right to terminate this contract:
(1) Party A fails to deliver or delays the delivery of the leased property for more than 20 days.
(2) During the lease period of Party B, Party A and a third party have a dispute over the house or the land in the house, or the dispute between Party A and a third party involves the house and the land in the house, and Party B cannot operate normally for more than 20 days.
(3) Without Party B's written consent, Party A uses the leased house for mortgage or transfer to a third party. ..
(4) The main structure of the leased house is defective, which endangers the safety.
3. During the lease term, both parties may modify or terminate the contract under any of the following circumstances:
(1) Party A and Party B agree to modify or dissolve this contract in writing through consultation.
(2) The house and its ancillary facilities are seriously damaged due to force majeure, which makes it impossible to continue to perform this contract.
(3) During the lease period, the facade leased by Party B is expropriated, requisitioned or demolished.
(4) Damage to the property and its ancillary facilities due to force majeure factors such as earthquake, typhoon, flood and war. , make the contract objectively unable to continue to perform.
Nine. Liability for breach of contract and compensation
1. According to the stipulations in Item 1 and Item 2 of Article 8 of the Contract, the observant party has the right to terminate the Contract and demand the defaulting party to pay a penalty of 0.5 ‰ of the current year's rent. If the liquidated damages are insufficient to make up for the economic losses, it shall also compensate the other party for the economic losses.
2. Party B shall pay the rent as scheduled. Without the consent of Party A, Party B fails to pay the rent within the time limit. Party A requires Party B to pay 0.5 ‰ of the daily rent of the current year as penalty. If the liquidated damages are insufficient to make up for the economic losses, they shall also compensate for the economic losses.
3. After the lease expires, Party B shall return the house as scheduled. If Party B fails to return it within the time limit without the consent of Party A, Party A requires Party B to pay 0.5 ‰ of the daily rent of the current year as penalty. If the liquidated damages are insufficient to make up for the economic losses, they shall also compensate for the economic losses.
X. Other agreements
1. For matters not covered in this contract, Party A and Party B may separately agree through supplementary agreement, which is an integral part of this contract and has the same legal effect as this contract;
