This is another relaxation of the property market restrictions after Suzhou adjusted the purchase conditions of non-registered households and the policy of restricting the sale of second-hand houses this year. Previously, when families who were not registered in this city applied to buy 1 houses in Suzhou, Kunshan and Taicang, the buyers were required to provide proof of continuous payment of personal income tax or social insurance (urban social insurance) in Suzhou within three years. "The landing of this initiative will help to release the reasonable demand for just-needed housing. By lowering the threshold for foreign people to buy houses and opening up the demand side, more foreign talents will be attracted to settle in Kunshan and Taicang. In the first half of the year, Shanghai's customer base was controlled by the epidemic and there was a certain stagnation. The introduction of this policy is conducive to reactivating these buyers. " Jin Ke, a senior analyst of Zhou Su Branch of the Central Finger Hospital, told the reporter of National Business Daily via WeChat today.

Jinke pointed out that after the control of the epidemic situation in Suzhou was relaxed in the first half of the year, the backlog of housing demand was gradually released in May-June. Under the background of the downward adjustment of mortgage interest rate, Suzhou has also successively introduced new policies, including relaxing the policy of restricting purchases and sales, releasing and improving the replacement demand of the crowd, stimulating market vitality and driving the increase of transactions in May-June. However, from July to August, under the influence of traditional off-season, reduced innovation and high temperature weather, the transaction volume declined. Recently, various cities in the province have also frequently sent out policy adjustment information, and buyers are mostly holding a wait-and-see attitude.

Judging from the performance in recent years, the spillover demand in Shanghai is an important part of the housing purchase group in Suzhou. Because of its geographical location adjacent to Shanghai, it has also experienced a wave of small peaks in the property market, and hot real estate frequently appears scenes of "thousands of people queuing", "running at the opening" and "one room is hard to find". According to the information released by Kunshan Municipal Bureau of Statistics, the performance of Kunshan real estate market was sluggish in the first half of the year. The sales area of commercial housing in the city was1558,900 square meters, down by 24.3% year-on-year, of which 453,700 square meters were completed in June, down by 4.7%. Although the current mortgage interest rate has been lowered and the housing purchase policy has been relaxed, residents' housing purchase expectations have generally weakened due to the superposition of repeated epidemics and declining income expectations, and sales in the second half of the year still face greater uncertainty.

Kunshan Municipal Bureau of Statistics said that the next step is to make good use of the opportunity of real estate policy adjustment and fully release the vitality of the property market. Accelerate the pace of sales and land supply of existing real estate resources, introduce head enterprises, guide land acquisition projects to start as soon as possible, accelerate the construction and listing of commercial housing, improve the quality of projects, and promote the stable and healthy development of the real estate market.

According to the data of the Central Reference Hospital, affected by the epidemic situation, the transaction trend of new houses in Kunshan and Taicang showed a downward trend from March to April, briefly rebounded from May to June, and continued to decline from July to August. Compared with last year1~ July, the total turnover showed a downward trend. "After Kunshan and Taicang optimize the purchase restriction measures, foreign registered residents who meet the talent identification can buy three suites in Kunshan without social security. Non-registered households buy their first suite in Suzhou. Except for the six districts in the city, Kunshan, Taicang, Changshu and Zhangjiagang no longer need proof of social security payment. " Jinke bluntly said that under the background that policies are conducive to more buyers entering the housing market, housing enterprises should increase research on urban market cycle and policy changes, strengthen monitoring of competing products, formulate differentiated marketing strategies, and seize market opportunities. At the same time, we should constantly optimize products, create differentiated and competitive products, pay attention to brand building, and enhance the market competitiveness of enterprises.
