What kind of building is a super high-rise building? China Consumer News reporter consulted Kun Chang, chief engineer of China Construction Third Bureau. He told reporters that a super-high-rise building refers to a building with more than 40 stories or a height of 100 meters (only one condition is met).
China's General Principles for Civil Building Design (GB50352-2005) stipulates that when the building height exceeds 100 meters, both residential buildings and public buildings are super high-rise buildings. According to the latest standards of the World Super Tall Building Association, super tall buildings exceed 300 meters.
Relevant data show that there are currently 895 high-rise buildings over 200m, 94 buildings over 300m, 400m 12, 6 buildings over 500m and 600m 1 seat in China. There are 60 tall buildings in Shanghai, 86 in Hong Kong, and Shenzhen ranks first in the list of tall buildings with 1 13 tall buildings.
According to the circular, the construction of super-high-rise buildings with a height of 150 meters is strictly restricted in cities with a permanent population of less than 3 million, and super-high-rise buildings with a height of more than 250 meters are not allowed to be built. The permanent population of cities with more than 3 million people is strictly limited to super-high-rise buildings over 250 meters, and new super-high-rise buildings over 500 meters are not allowed. When examining and approving residential buildings over 80 meters and public buildings over 100 meters, the relevant local departments shall solicit the opinions of fire-fighting and rescue institutions at the same level to ensure that they match the local fire-fighting and rescue capabilities.
Small high-rise buildings are not defined in the design code.
Kun Chang told the reporter of China Consumer News that the current buildings are generally divided into residential buildings, public buildings and comprehensive buildings, among which public buildings and comprehensive buildings are relatively high buildings, and the height of residential buildings has also changed greatly, such as self-built houses, villas, stairwells and elevators in rural areas, which are usually divided into low-rise, multi-storey and high-rise.
Low-rise buildings generally refer to buildings with a height of less than10m, represented by 1-3 floors, such as self-built houses, bungalows and villas in rural areas. Low-rise buildings have relatively simple structure, short construction time, low cost, low requirements for foundation and better living comfort. However, this kind of building covers a large area, and common low-rise houses are generally located in villa areas.
The height of multi-storey houses is generally between 10 and 24 meters, which is almost a 4-6-story building. Multi-storey buildings are generally brick-concrete structures, and some will be built with reinforced concrete. This kind of house is generally row-by-row, with good lighting and ventilation effect, small pool area and large indoor area, which is liked by many consumers.
The small high-rise that people often hear is actually a concept created by developers, and there is no definition of small high-rise in the actual design specification. Generally speaking, buildings with a height of more than 24 meters are called small high-rise buildings, all of which are reinforced concrete structures with elevators.
For buildings with more than 12 floors, they are generally called high-rise residential buildings. This kind of house is complex, with limited lighting and ventilation and high floor area ratio, which is very popular with developers.

Guan Rongxue, a housing analyst at Zhuge, told the reporter of China Consumer News that on the one hand, the phenomenon of comparison around super-high-rise buildings is serious, and on the other hand, it is also considered from the aspect of safety management. In the event of earthquake, fire and other disasters, super high-rise buildings are likely to cause greater casualties and losses. In addition, in order to maintain normal operation, super high-rise buildings need to consume a lot of energy in elevators, air conditioning, water supply, heating and management.

Generally speaking, the building standards and quality of high-rise buildings are higher than that of multi-storey buildings. If you live on a high floor with a wide view, good air quality and low noise. At the same time, however, high-rise residential buildings have high floor area ratio and poor living experience.
Multi-storey houses usually have a high occupancy rate, basically 85%-90%, small high-rise buildings are about 80%-85%, and high-rise buildings are the lowest, generally around 70%-75%.
Generally, multi-storey houses are transparent from north to south, and the room type is reasonable, while high-rise houses generally adopt frame structure, and the location of elevators should be considered, so the apartment design is not satisfactory. Therefore, from the perspective of room structure, multi-storey residential buildings are better than high-rise residential buildings. Of course, in terms of price, multi-storey houses are often much more expensive than high-rise buildings.
The advantage of high-rise residence is that it can save land and increase housing and population, but the disadvantage is that the investment is large and the later maintenance cost is high. The property management fee of high-rise residence is usually higher than that of multi-storey residence.
Most of the commercial houses sold in cities now are high-rise buildings. If economic conditions permit, consumers are advised not to choose too low a floor when buying a house, because the floor is too low and humid, which is easy to attract mosquitoes and is often polluted by noise, and the top floor should be wary of poor heat insulation and waterproof facilities. The top floor on the second floor is usually the most expensive house in a building. The middle floor has the advantages of high-rise and multi-storey houses, and the indoor ventilation and lighting are better, away from dust and water.
